Part-Time Client-Side Project / Site Manager – Residential Development
Location: Sale, Manchester
Contract: Freelance / Part-Time
Rate: Circa £250 per day, depending on experience
Commitment: Typically 4–8 site visits per month, with additional attendance at key stages where required
We are a private property developer looking for an experienced Client-Side Project / Site Manager to oversee a residential apartment development in Sale, Manchester.
The project is being delivered by an appointed Design & Build contractor under a JCT contract.
This is not a full-time Site Manager role and you will not be responsible for running the contractor's workforce or day-to-day site operations.
Your role is to act independently on behalf of the developer and make sure the project is being delivered properly, on programme, to the correct standard and without unnecessary additional costs.
Key Responsibilities
- Carry out regular site inspections on behalf of the developer.
- Monitor workmanship, quality and construction progress.
- Check that works are being completed in accordance with the drawings, specification and agreed scope.
- Identify poor workmanship, defects or incorrect installations before works are covered up.
- Monitor progress against the agreed programme.
- Flag delays and potential problems at an early stage.
- Review contractor variations and additional cost claims where required.
- Challenge unnecessary or unreasonable additional costs.
- Check that specified materials and products are being used.
- Attend important construction stages and progress meetings where required.
- Provide a short, clear photographic report following site visits.
- Monitor outstanding actions and ensure agreed issues are followed through.
- Assist with snagging, practical completion and final handover.
- Liaise with the developer, contractor, professional team and lender's monitoring team where necessary.
What We Are Looking For
We want someone who is experienced, practical, commercially aware and confident enough to challenge the contractor when necessary.
Ideally you will have:
- Strong residential construction experience.
- Experience with apartment developments, conversions or new-build residential schemes.
- Previous experience as a Site Manager, Project Manager, Clerk of Works, Building Surveyor or similar.
- Good knowledge of construction quality and sequencing.
- Experience identifying defects and poor workmanship.
- Understanding of construction programmes, valuations and variations.
- Familiarity with JCT Design & Build contracts would be advantageous.
- Strong commercial awareness.
- Ability to communicate clearly and directly.
- Ability to provide concise site reports without unnecessary administration.
SMSTS, CIOB, RICS, ICWCI or similar qualifications are desirable but practical experience is more important.
The Role
This is a hands-on client-side role.
We are not looking for someone to simply attend meetings or produce unnecessary paperwork.
We want someone who will:
- Walk the site properly.
- Check the work.
- Ask the right questions.
- Challenge costs where necessary.
- Identify problems before they become expensive.
- Keep the developer informed.
Attendance is expected to average 4–8 visits per month, with additional visits around important construction stages where required.
Additional attendance will be agreed in advance.
Rate
Circa £250 per day, depending on experience and capability.
We are willing to pay more for the right individual with strong residential, JCT and commercial experience.
