An insight to the role:
To be responsible for maintaining a safe, clean and well-presented residential estate, ensuring communal internal and external areas are consistently maintained to a high standard. The role will support the day-to-day upkeep of the development, including cleaning, caretaking, waste and bin store management, reporting defects and health and safety issues, and helping to ensure communal spaces remain welcoming, secure and fit for residents, visitors and contractors.
Key Requirements:
- Conduct yourself in a professional and courteous manner at all times.
- Maintain a professional appearance and wear the Livingcity uniform provided.
- Follow all company safe systems of work and established procedures.
- Comply with company health and safety procedures and ensure hazards are identified, assessed and appropriately managed.
- Complete dynamic risk assessments when carrying out tasks and take appropriate action where risks are identified.
- Follow all relevant reporting procedures and ensure issues are communicated to the appropriate person promptly.
Essential Job Functions:
- Report maintenance, security and resident-related issues to the Property Manager.
- Guide and assist residents in a friendly, helpful and professional manner.
- Patrol the development throughout the day in accordance with the agreed schedule, identifying and reporting any areas of concern.
- During inspections and routine patrols, remove litter from communal areas and maintain a clean and presentable environment.
- Ensure communal bins are available for collection and returned to the appropriate bin store following collection.
- Carry out ad-hoc caretaking and maintenance tasks identified during routine inspections, in conjunction with daily duties.
- Replace light bulbs within corridors and communal areas, reporting any faulty or damaged fittings to the Property Manager or relevant contractor.
- Assist with manual and general caretaking tasks as required to support the Building Manager and wider estate team.
- Operate in line with Livingcity's values and deliver a high standard of customer service, providing a professional and knowledgeable estate and facilities service to residents.
- Work collaboratively with colleagues and external contractors to support the effective and customer-focused management of communal areas and facilities.
- Maintain full compliance with the company's Health and Safety Policy and ensure all duties are carried out safely.
- Respond appropriately to emergencies and urgent issues, taking appropriate action and escalating where necessary.
- Report any security breaches, damage or suspicious activity to the appropriate person or relevant authorities.
- Report faults with access control, fire safety and CCTV systems to the appropriate contractors and Livingcity management.
- Ensure appropriate PPE is available and used when required to carry out duties safely.
Desirable Attributes:
- Previous experience in a cleaning role, preferably within a residential or high-rise environment
- Experience cleaning communal areas, corridors, stairwells, lifts and bin stores
- Good attention to detail and pride in maintaining high standards of cleanliness
- Reliable, punctual and committed to completing scheduled duties
- Able to work independently with minimal supervision
- Good organisational and time-management skills
- Professional and courteous manner when dealing with residents, visitors and contractors
- Good awareness of health and safety requirements and safe working practices
- Able to identify and report hazards, defects or maintenance issues promptly
