We manage 30+ residential buildings across Bath and are looking for one reliable, self-employed person to be our eyes on the ground — carrying out regular property visits, spotting maintenance issues, and keeping our buildings safe and well looked after.
This is a role you'll grow into over 6–8 months. You'll start with quick monthly fire alarm checks to learn our buildings and systems, then gradually take on our fuller maintenance walkthroughs and quarterly property reviews as you find your feet. Your hours — and your earnings — build as you take on more, reaching around £600–£900 per month once fully established, and growing further as our portfolio grows.
Reliability is the single most important quality we're hiring for. These visits protect people's homes and keep our buildings compliant, so we need someone who treats their schedule as non-negotiable and turns up, every time.
Important: you must live centrally in Bath. Most of our buildings are within the city and visited regularly, so being local isn't a nice-to-have — it's essential to the role.
What the role involves (three types of visit)
- Fire alarm checks (your starting point). A quick monthly visit to each building — around 5–10 minutes — to test one fire alarm call point, confirm the panel responds, reset it, and log the check with a photo on our app. Simple, fast, and the foundation of the role.
- Maintenance operator walkthroughs (the main job you'll build towards). A fuller walk around each building's communal areas to spot anything that needs attention. Your job here is to identify and report — not to carry out repairs. When you find an issue (say, a leak), you record it clearly with photos and pass it to the right contractor (e.g. the plumber) so they can quote and fix it. On these visits you'll also carry out the fire alarm check, take meter readings, and test the communal electrical lighting. Spotting maintenance issues accurately is the most important part of this role.
- Quarterly property reviews (lettings). Every three months you'll visit our let properties (around 27 homes) to check condition, note any maintenance issues to pass on to contractors, and flag any tenancy concerns (e.g. damage or unauthorised pets). Same approach — identify, record, route.
Across all three, you are never carrying out repairs yourself. You are our trained eyes on site: inspect, record clearly, and route to the right person.
Schedule & commitment
- Regular monthly rounds (fire checks and walkthroughs), plus quarterly review periods.
- Once fully established, the role works out at roughly one day a week on average, spread across short visits — a little more during quarterly review periods. Ideal alongside other commitments.
- You'll work to a fixed, predictable schedule we set with you in advance.
- Buildings are mostly clustered in central Bath, with a few further out (Calne, Bristol, Timsbury) reached by car.
Pay
- Paid per property — a fixed fee for each building or property you visit, with the visit type determining the fee.
- Higher fees apply to properties further from central Bath and to larger buildings that take more time.
- Earnings start smaller (fire checks) and grow over 6–8 months to around £600–£900/month as you take on walkthroughs and quarterly reviews — and increase further as our portfolio grows.
- Paid monthly against the properties completed.
What you'll need

- Your own car for the properties outside central Bath.
- A smartphone for logging visits and photos.
- Public liability insurance (or willingness to arrange it — we can guide you).
- References and the right to work in the UK.
- A practical, observant eye. No formal qualifications needed — we welcome all backgrounds and provide full training. Attitude and dependability matter most.

- A clear, predictable schedule.
- For the central Bath rounds, we may provide a company electric bike — many buildings are close together, so you may not always need to drive.
