Operations Manager – Property Maintenance & Refurbishment

Salary: £65,000+ per annum (DOE)
Hours: Monday – Friday, 9:00am – 5:00pm

Mayfair Property Services LDN Ltd is a rapidly growing property maintenance and refurbishment company delivering 24/7 reactive maintenance, planned maintenance, refurbishments and compliance works across London and the surrounding areas.
We're looking for an experienced Operations Manager to lead our day-to-day operations, manage multiple departments, drive performance, and help build a highly efficient, AI-powered business.
This is a senior leadership role with significant responsibility and opportunities for career progression.
The Role
As Operations Manager, you will oversee the daily running of the business, ensuring every department performs efficiently and every job progresses smoothly from instruction through to completion.
You'll work closely with the Director to improve systems, remove operational bottlenecks, recruit staff, and ensure the business continues to grow while maintaining excellent service levels.
Responsibilities
- Oversee all reactive maintenance, planned maintenance and refurbishment projects.
- Ensure jobs are progressing efficiently and completed on time.
- Coordinate office staff, contractors and suppliers.
- Recruit and onboard new employees and subcontractors.
- Manage contractor performance, quality and compliance.
- Support and oversee the sales department to ensure KPIs are achieved.
- Step into departments whenever decisions need to be made or issues need resolving.
- Improve operational processes and identify bottlenecks.
- Implement AI tools and automation to improve productivity.
- Monitor KPIs across sales, operations and recruitment.
- Ensure excellent communication with clients, contractors and internal teams.
- Review quotations, variations, reports and job completion documentation.
- Maintain high standards of customer service and operational efficiency.
Essential Requirements
- Minimum 10 years' experience within the property maintenance, construction or refurbishment industry.
- Previous experience managing maintenance operations or multiple teams.
- Strong leadership and decision-making skills.
- Excellent organisational and communication skills.
- Experience recruiting staff and subcontractors.
- Good commercial awareness and problem-solving ability.
- Ability to work in a fast-paced environment.
Technical Knowledge Required
Applicants should have a strong understanding of:
- Reactive and planned maintenance
- Property refurbishment projects
- RAMS (Risk Assessment & Method Statements)
- Health & Safety legislation
- Scheduling and resource planning
- AI integration and business automation tools
- Microsoft Office and CRM systems
Desirable
- Experience working with housing associations, councils or property management companies.
- Knowledge of Monday.com or similar project management software.
- Experience implementing AI workflows and operational automation.
- IOSH or NEBOSH qualification.
- SMSTS or SSSTS certification.
