Job Role
To provide specialist housing safety expertise across Soha Housing by undertaking inspections, investigations and risk assessments relating to Housing Health and Safety Rating System (HHSRS) hazards, Damp & Mould, Awaab's Law compliance and wider housing safety matters.
The postholder will ensure statutory response times are achieved, support the organisation in maintaining legal compliance, provide technical advice to operational teams and contribute towards improving resident safety and organisational assurance.
The role will support delivery of Soha's Housing Safety Strategy by identifying, assessing and managing risks within residents' homes whilst promoting a proactive and resident-focused approach to housing safety.
Key Responsibilities
Housing Safety
Undertake inspections of residential properties in relation to:

Damp & Mould and Awaab's Law referrals
-
Housing Health and Safety Rating System (HHSRS) hazards
-
Fire and other housing safety concerns.
-
Excess Cold and Excess Heat
-
Hazards in relation to electrical, structural, hygiene and falls
HHSRS
-
Carry out HHSRS inspections and risk assessments.
-
Determine hazard categories and appropriate remedial actions and technical advice regarding hazard removal and risk reduction.

Support continuous improvement of Soha's HHSRS processes.
Awaab's Law
-
Manage statutory cases in accordance with legislative response times.
-
Undertake investigations and prepare inspection reports.
-
Recommend remedial actions and monitor progress through to completion.
-
Ensure statutory records are maintained.
Damp & Mould
-
Undertake specialist Damp & Mould investigations.
-
Identify root causes and recommend appropriate remedial solutions; monitor completion of the remedial work
-
Provide advice regarding condensation, ventilation, insulation and property defects.

Data & Governance
Maintain accurate records within:

SafetyCulture, HHSRS Management System, QL, SharePoint and other corporate systems

Produce performance reports that support Board and Executive reporting.
Resident Safety
Work closely with residents to explain findings, manage expectations, identify vulnerabilities, escalate safeguarding concerns where appropriate and support positive resident outcomes.
Technical Advice
Provide specialist advice to in-house teams that support decision making on complex housing safety matters.
Investigations
Investigate housing safety incidents, maintain accurate records, prepare technical reports and provide evidence to support complaints, legal proceedings and Housing Ombudsman investigations.
Contractor Management
Monitor contractor performance, verify completed works and ensure quality, compliance and satisfactory standards are achieved.
Training & Awareness
Deliver housing safety training and awareness activities to promote understanding of HHSRS and good housing safety practice.
What you will need
NEBOSH General Certificate (or equivalent Health & Safety qualification) or Building Surveying qualification with willingness to obtain Health & Safety qualification.
Full UK Driving Licence.
