Commercial property business seeks a lettings-led surveyor to manage a mixed commercial and residential portfolio across North London, Hertfordshire and Essex, working directly with the Director and Senior Surveyor. This is a hands-on role where you'll own live lettings and lease events from day one.
This role is right for you if you already work in commercial lettings and lease events and enjoy the deal-making side of surveying, finding tenants, negotiating terms, and driving rent reviews and renewals through to completion.
What you'll be doing
- Letting vacant commercial units, briefing and managing agents, running viewings, qualifying tenants, and negotiating heads of terms to completion.
- Running lease events: rent reviews, lease renewals and re-gears, comparable research, notices, and instructing solicitors.
- Owning commercial service charge for your properties, budgets, tracking expenditure, year-end reconciliation, and tenant queries.
- Keeping buildings let and lettable, instructing and overseeing contractors on repairs and communal areas.
- Inspecting the portfolio regularly across all three counties.
What you need (essential)
- At least 2 years' hands-on commercial property experience, with a genuine track record in commercial lettings and lease events. You can point to units you've let and rent reviews or renewals you've handled.
- Working knowledge of commercial service charge: budgeting, reconciliation and tenant liaison.
- Confidence negotiating heads of terms and dealing directly with agents, solicitors and tenants.
- Full UK driving licence and access to a car.
Advantageous (not essential)
- MRICS or AssocRICS, or working towards it
- Experience across a mixed commercial and residential portfolio.
Please note: this is a commercial lettings role. It is not a building surveying, valuation or block management position. Applicants without hands-on commercial lettings and lease-event experience will not be shortlisted.
