Property Manager / Administrator
Bolton Property Group build, develop and manage a portfolio of properties based in East London Zone 2, and we are looking for an experienced, self-motivated property manager to help manage our growing portfolio.
This is a varied role, which involves both office-based and on-site work. Candidates with experience in identifying and sourcing purchase or development opportunities are desirable as we are currently expanding our portfolio.
The Role:
- Co-ordinating with our maintenance team in repairing and maintaining our properties.
- Advertising and letting properties within the portfolio, including scheduling and attending viewings.
- Ensuring property compliance such as EPC, Gas and Electrical safety checks.
- Knowledge and awareness of relevant legislation within the industry such as Right to Rent requirements, GDPR, Landlord and Tenant legislation, Health and Safety compliance, and Licensing compliance such as HMO and Selective Licences.
- Carrying out property inventories, check-in, and check-out appointments.
- Advising utility companies of meter readings and tenant changeovers.
- Obtaining estimates and co-ordinating repairs with contractors.
- Negotiating and renewing tenancy agreements and rent increases.
- Negotiating the return of deposits between landlord and tenant (including co-ordination of any repairs and cleaning as required).
- Day to day correspondence.
- Tenant referencing and monitoring process.
- Preparation of tenancy agreements.
- Day to day office administration and filing.
Skills Required:
- Experience in the property management or estate-agency industry is essential.
- A good understanding of Microsoft Excel and Word is essential.
- The ability to drive to viewings is desirable, however as our portfolio is mainly in East London, public transport links are very good.
- As a family-owned portfolio we are a relatively small office team, therefore the ability to work independently is crucial; the successful candidate must be able to organise their workload efficiently and deploy a certain degree of self-management.
Hours:
9:30am-6:30pm Monday to Thursday, 9:30am – 2:30pm Friday, and occasional Saturday availability – some flexibility is required in the event of late viewings being scheduled, and the candidate can adjust their hours accordingly (e.g. 10:30 – 7:30). A company car is available for viewings.
This is a full-time permanent role.
Holiday: 20 days annual leave plus bank holidays
Remuneration:
£30,000 - £35,000 per annum plus a discretionary annual performance bonus.
