We are looking for an experienced property professional who is ready to step into a property management role with real ownership, variety and progression. You will take responsibility for your own fully managed portfolio, with a focus on three key areas: compliance and safety, repairs and maintenance, and building strong relationships with landlords and tenants as their main point of contact. You will also be supported by specialist teams across lettings, applications, property visits, viewings, accounts and projects, giving you the backing you need to succeed.
The role is well suited to someone who already understands the pace and responsibility of property management and is looking for the next step: more autonomy, stronger client relationships, wider exposure to compliance and legislation, and the chance to keep developing within a supportive Edinburgh-based team.

The role:
· Managing an established portfolio of fully managed properties on behalf of landlords, including maintenance and works, service agreements, re-letting, routine property visits, HMO renewals, and ensuring landlords and properties remain compliant with all legal requirements throughout the let.
· Bringing new properties under management, liaising with new landlords on property appraisals, legal documents, keys, advertising and any required maintenance works at the initial stages.
· Supporting the wider Property Management team by sharing knowledge and experience, learning from others, and providing cover, including holiday cover, where required.
· Reviewing property applications with the Lettings and Applications teams to identify suitable tenants and provide clear recommendations to landlords.
· Getting to know the properties in your portfolio, reviewing their condition and taking a proactive approach to resolving issues for tenants.
· Working confidently within property regulations, including HMO requirements and Health & Safety processes.
· Managing and prioritising daily, weekly and monthly tasks effectively, ensuring key actions are completed within required timescales.
· Keeping accurate, up-to-date records for all properties on the company SAM database.
· Supporting tenants throughout the full rental journey, from application, PRT tenancy agreement and deposit process through to check-in, inventory, the rental period and check-out.
· Managing rental statements and accounts.
· Carrying out annual rent reviews for properties under management.
· Liaising with the property visits and viewings team to review tenanted properties and properties on the market, and conducting visits within your own portfolio where required.
· Working alongside the Lettings team to oversee advertising and marketing, ensuring property information is accurate and well presented.
· Resolving disputes and complaints within your portfolio where applicable, with a calm, professional and solutions-focused approach.
· Managing short-let opportunities for available properties, where appropriate, to minimise vacant periods for landlords while continuing to secure long-term lets. This may include short-let arrangements during the festival period or following refurbishment.
· Taking part in the out-of-office on-call rota with the team. Each Property Manager is typically on call for one working week, Monday to Thursday, and one weekend, Friday to Sunday, approximately every 9–10 weeks, subject to team availability.
· Conducting property visits and viewings across all properties under management to support the wider team where required.
· Taking on additional ad-hoc responsibilities in the office and supporting the wider team as needed.
· Attending training meetings and CPD courses to stay up to date with property legislation and regulation, helping keep landlords, tenants and the team safe.

Experience and qualifications:
· A good level of education and qualifications, and/or equivalent experience in a property management role.
· A good working knowledge of current Scottish legislation and the PRT Agreement.
· Experience and knowledge of HMO requirements is preferred.
· ARLA Level 6 qualification, or equivalent LETWELL/SafeAgent qualification, is desirable. If not already held, this would be expected to be obtained within 6–12 months of appointment and will be sponsored by the company.
· Excellent PC skills, including MS Excel, Word and PowerPoint.
· Full driving licence essential; a maximum of 3 penalty points is preferred.

Working hours and environment
· Full-time hours are 37.5 hours per week during normal office hours, 8am to 5pm, Monday to Friday, including 1 hour’s unpaid break. Shifts are typically 8am to 4.30pm or 8.30am to 5pm, depending on team availability to cover office hours.
· The role is based from our central Edinburgh office on Nicolson Street, although ad-hoc travel to other locations may be required.
· Flexibility around working hours will be required to suit the needs of the business and the team.
· Hybrid working may be considered for one day per week, subject to business needs, after the initial training period.
Saturday rota
· To maintain a high level of service for landlords and tenants, our office is open on Saturdays. The role includes one Saturday shift per month on a rota basis, generally from 8.30am to 12.30pm. Payment for these shifts is included within the annual salary, and Saturdays can be swapped between team members where needed. After an initial six-month period, there is the option to opt out of Saturday shifts. Additional Saturday shifts may also be requested, subject to business needs, in exchange for additional personal wellbeing time to use at a later date.
Salary and benefits:
· Starting salary from £30,000 to £33,000, depending on experience and aptitude, based on a full-time 37.5-hour week, pro-rata for part-time, including 1 hour of unpaid breaks, paid in arrears on the 2nd last working day of the month and inclusive of the Saturday rota.
· Starting salary is subject to the candidate having completed the ARLA Level 6 qualification, or equivalent LETWELL/SafeAgent qualification. Annual membership renewals are covered by the company.
· £1,000 salary increase upon achieving all 4 ARLA exams.
· Pension Scheme after 3 months, with contributions matched by the company up to 5%.
