Job Summary
Take full commercial ownership of allocated residential projects, proactively managing subcontractor procurement, protecting project margin, controlling cash flow and escalating commercial risks early
Key responsibilities
- Take full commercial ownership of allocated projects from pre-construction through to final account, including budget, procurement, cost plan, cash flow, CVR, margin, risk and opportunity.
- Prepare and actively manage the project procurement schedule, ensuring all subcontract packages are tendered, negotiated and placed sufficiently ahead of the construction programme.
- Lead subcontractor procurement, including preparing tender enquiries, analysing returns, negotiating commercially robust terms and making clear recommendations for appointment.
- Ensure subcontract orders, scopes, specifications and commercial terms are complete and agreed before works commence wherever reasonably practicable.
- Actively manage project cash flow, including client valuations, applications for payment, anticipated receipts, subcontractor payments, retention, variations and forecast cash requirements.
- Maintain accurate cost-to-complete forecasts, ensuring future liabilities are captured and projected final cost and margin remain visible at all times.
- Produce accurate and timely CVRs, clearly explaining movement against budget, forecast margin, cash position, risks, opportunities and actions required.
- Escalate commercial risks early. Immediately identify and raise overspends, procurement delays, subcontractor issues, cash-flow pressure, programme impacts, unapproved variations or anything capable of affecting project margin, together with recommended corrective action
- Challenge design, specification, methodology and procurement decisions where opportunities exist to improve value, programme, cash flow or project margin.
- Prepare and agree monthly valuations, payment applications, subcontractor valuations, payment notices and pay-less notices within contractual deadlines.
- Maintain robust change control, ensuring instructions, variations, additional works, loss and expense and other contractual changes are identified, valued, recorded and recovered.
- Protect the company's contractual entitlement through accurate records, notices, correspondence and supporting commercial evidence.
- Review drawings, specifications and construction information to establish quantities, scopes and potential commercial exposure before procurement.
- Work closely with Site Managers, Contracts Managers and the wider delivery team to ensure commercial decisions support the construction programme.
- Monitor subcontractor performance commercially and identify emerging risks relating to cost, capacity, programme or solvency.
- Drive subcontractor final accounts to agreement promptly and ensure projects are commercially closed out without unnecessary outstanding liabilities.
- Provide regular, concise commercial reporting to senior management, clearly highlighting what has changed, the financial impact, what action is being taken and anything requiring escalation.
- Attend project and commercial meetings and visit sites regularly to maintain first-hand knowledge of progress, change and commercial risk.
Experience and qualities required
- Proven experience as a Senior Quantity Surveyor on large residential/apartment projects, ideally working for a main contractor or developer-contractor.
- Strong demonstrable experience of subcontractor procurement, from preparing tender packages through negotiation, recommendation, order placement and final account.
- Ability to independently manage the commercial performance of multiple projects, with full ownership of project cash flow, including valuations, receipts, subcontractor payments, cost forecasting and working capital.
- Strong understanding of construction contracts, subcontract terms, variations, payment mechanisms and contractual notices.
- Highly numerate, analytical and detail-focused, with the ability to identify discrepancies and challenge inaccurate information.
- Strong organisational skills with the ability to manage procurement, valuations, reporting, variations and final accounts concurrently across multiple schemes.
- Proficient in Microsoft Excel/Google Sheets and relevant quantity surveying / construction management software.
- JCT Design & Build experience is required
Pay: £60,000.00-£70,000.00 per year
