Purpose
The Property Team Leader is responsible for the operational management of the Rent Connect property portfolio during the maternity leave period of the Head of Property Management. The role will oversee landlord relationships, property compliance, portfolio performance and the day-to-day management of the Property Team, ensuring high standards are maintained across all managed properties.
This position offers an opportunity to take on increased leadership responsibility and, subject to business requirements and performance, may lead to a permanent role within the Property Management department.
Responsibilities
Team Leadership & Management
- Lead and manage the Property Team, including Senior Property Coordinators and Property Coordinators.
- Provide day-to-day support, coaching and guidance to team members.
- Conduct regular team meetings and one-to-one reviews to monitor performance and development.
- Manage workload allocation to ensure service levels and business objectives are achieved.
- Foster a positive, accountable and high-performing team culture.
- Support recruitment, onboarding and training where required.
Portfolio Management
- Oversee the day-to-day management of the Rent Connect property portfolio.
- Manage all aspects of property onboarding, compliance, inspections, maintenance coordination and offboarding.
- Monitor portfolio performance, occupancy levels and void properties.
- Ensure property records and documentation are maintained accurately and consistently.
- Support portfolio growth and retention initiatives in line with company objectives.
Landlord Relationship Management
- Act as the primary escalation point for landlord queries and concerns.
- Build and maintain strong relationships with landlords across the portfolio.
- Resolve complex landlord issues professionally and efficiently.
- Oversee rent processing, deposit management and landlord reporting processes.
- Support landlord retention through proactive communication and service delivery.
Compliance & Quality Assurance
- Ensure all properties meet legal, regulatory and company compliance standards.
- Oversee certification management, including Gas Safety Certificates, EPCs, EICRs and other statutory requirements.
- Monitor inspection schedules and ensure records remain up to date.
- Work closely with the DPO & Compliance Officer on compliance-related matters.
- Identify and mitigate compliance risks across the portfolio.
Systems & Reporting
- Ensure monday.com property boards and related systems are maintained accurately.
- Produce regular performance reports for the Operations Director.
- Monitor key performance indicators including compliance, occupancy, landlord satisfaction and portfolio performance.
- Identify operational risks, process gaps and opportunities for improvement.
Operational Leadership
- Serve as the senior operational lead for the Property Team during the maternity cover period.
- Support the Operations Director with departmental objectives, projects and strategic initiatives.
- Drive process improvements and efficiencies within the Property Management function.
- Collaborate with internal departments to ensure effective service delivery and communication.
Person Specification
Essential
- Previous experience in property management, lettings, housing or a similar operational environment.
- Experience leading, supervising or mentoring a team.
- Strong understanding of property compliance and landlord management.
- Excellent organisational, communication and problem-solving skills.
- Ability to manage multiple priorities and work effectively under pressure.
- Strong administrative and reporting capabilities.
Desirable
- Experience managing a property portfolio.
- Experience using monday.com or similar property management systems.
- Knowledge of HMO and supported accommodation environments.
- Experience producing operational reports and performance data

Contract: Fixed-Term Maternity Cover (with potential for a permanent position)
Pay: From £30,000.00 per year
