Job Overview
We are seeking an experienced Project Quantity Surveyor to join a well-established nationwide construction contractor.
The role will be predominantly based from our Gravesend office, with travel to live projects typically 1–2 days per week, depending on project requirements. Projects are located throughout the UK, so applicants must be comfortable with occasional nationwide travel.
This is a varied, hands-on position combining Quantity Surveying and Project Management responsibilities.
Our projects are generally commercial refurbishment, fit-out and building improvement works and are of a size where the successful candidate will be expected to take ownership of both the commercial and day-to-day management of their allocated projects, rather than operating solely as a traditional Quantity Surveyor.
You will manage projects from pre-start through to completion and final account, working closely with Site Managers, subcontractors, suppliers, clients and consultants.
We are looking for someone commercially aware, organised and proactive who is capable of taking responsibility for their own portfolio of projects.
Day Rate: £240–£270 per day, dependent on experience.
Key Responsibilities
Commercial Management
- Manage the commercial performance of allocated projects from pre-start through to final account
- Prepare and submit interim valuations and applications for payment
- Identify, price, submit and track variations and additional works
- Maintain project cost reports, budgets and forecast final costs
- Review tender allowances, specifications, drawings and contract documentation
- Assess subcontractor applications and manage subcontractor accounts
- Negotiate costs and commercial terms with subcontractors and suppliers
- Prepare and agree final accounts
Procurement
- Take responsibility for the procurement of subcontract packages, materials and specialist items
- Obtain and analyse subcontractor and supplier quotations
- Ensure orders are placed in accordance with project programmes and required lead times
- Monitor procurement schedules and identify potential risks or delays
- Liaise with the project team to ensure materials, information and subcontractors are available when required
Project Management
- Assist in the overall delivery and management of allocated construction projects
- Attend live projects regularly to monitor progress, quality, programme and commercial performance
- Coordinate with Site Managers, subcontractors and suppliers
- Attend client and project meetings where required
- Monitor project programmes and assist in resolving issues that may affect progress
- Ensure actions arising from site meetings and client instructions are followed through
- Maintain effective communication between the commercial, operational and site teams
- Identify project risks at an early stage and assist in implementing appropriate solutions
Health, Safety & Project Documentation
- Work alongside the site and management teams to ensure appropriate project documentation is in place
- Assist with the preparation and management of project-specific Health & Safety documentation
- Ensure subcontractor documentation, RAMS and relevant information are obtained prior to works commencing
- Maintain accurate project records, instructions, correspondence and variation information
- Support the effective mobilisation and close-out of projects
Requirements
- Previous experience as a Quantity Surveyor, Project Quantity Surveyor or similar construction management role
- Experience managing your own construction projects or packages
- Strong understanding of valuations, variations, cost control and subcontractor management
- Experience procuring subcontractors, materials and specialist packages
- Good practical understanding of construction methods and refurbishment works
- Ability to read and understand drawings, specifications and schedules of works
- Comfortable attending sites and dealing directly with Site Managers, subcontractors, clients and consultants
- Strong organisational skills with the ability to manage multiple live projects
- Commercially aware with good negotiation skills
- Strong written and verbal communication skills
- Competent using Microsoft Excel, Word and Outlook
- Full UK driving licence
- Willingness to travel to projects throughout the UK when required
A degree or relevant qualification in Quantity Surveying, Commercial Management, Construction Management or a related discipline would be advantageous. However, candidates with strong relevant practical experience will also be considered.
The Person
This role will suit someone who enjoys being involved in the whole project rather than purely the commercial function.
You will need to be equally comfortable reviewing project costs in the office, procuring a subcontract package, attending a client meeting or visiting site to resolve an issue with the delivery team.
We are looking for somebody who takes ownership, stays ahead of their projects and can manage both the commercial and operational responsibilities associated with delivering construction works successfully.
Pay: £240.00-£275.00 per day
