We would like to appoint a Project Surveyor to join our Planned Programmes service.
You will be working within the Specialist Project team, but we are looking for individuals that have the skills and ability to move across teams and planned work areas as our investment plans develop.
What will I be doing?
You will take responsibility for work areas that covers repair & refurbishment of houses, flats (low & high rise), roof replacement programmes. You will be responsible for the refurbishment of older stock, conversion of properties, improvements to community spaces, and other stock, overseeing major and complex improvement works, including, extensions and alterations to increase occupancy potential. Collaborating with our Structural Engineers you will also be responsible for the delivery of complex structural repairs to our assets.
You will oversee work to high rise blocks on drainage and capacity issues and assisting with structural surveys to high- and low-rise communal areas. You can also be involved with retro fit improvement works.
You will need to prepare Specification of works with supporting documentation to procure work using varied procurement frameworks as well as the capacity to use schedule of rates. In adherence to procurement guidelines and regulations.
You will facilitate changes to existing buildings, you will need to be able to undertake option appraisals of dwellings and structures and report on those findings.
You will take ownership for end-to-end delivery of assigned projects, delivery to a high standard and achieve value for money, ensuring a satisfactory experience for all residents and stakeholders, ensuring all parties are regularly informed, throughout the work by appropriate mediums and in line with BCC policies and procedures, following BCC specifications and service level agreements.
You will be responsible for contract administration and delivery of all technical elements of allocated projects/programmes ensuring, H&S, CDM BSR, HHSRS and other construction regulations, with adherence and alignment with BCC, specifications, and guidelines.
You will be responsible for the checking of payment claims ensuring they are correct prior to recommending payment for works, aligned with budget oversight and reporting.
The role will require regular visits to resident’s homes and sites undergoing refurbishment. quality control and post inspections.
You will need, at times to access scaffolds and ladders as part of their duties and will require an understanding of safe lone working practices.
What do I need to have?
Experience of surveying to residential property is essential and experience of working within social housing would be beneficial.
You will need proven technical knowledge and qualifications, alongside experience in performance managing technical staff and contractors. You must have strong people management capability, excellent organisational abilities and record keeping along with great customer care and communication skills.
You will require good project management and people skills to deliver maintenance & refurbishment work, programmes to the City Council's Housing stock and buildings.
Contractor management is a core part of this role, ensuring we are receiving a high quality, cost effective and customer focussed service from all our suppliers. A capacity to use IT systems and basic software (Microsoft) would be beneficial.
