Purpose of the Role
A senior role within the cleaning operations team, the Snr Area Manager role is to act as a support to the Director Workforce+ Cleaning.
The purpose of the role is to drive excellence within the cleaning operations, and ensuring that there is continuous development of standards and compliance. This will include acting as a line manager of both site based operatives and other Area Managers in the region, as well as supporting the wider central team in completing projects that will benefit the Workforce+ delivery.
The role will also include supporting the regional areas, ensuring the general management, compliance and site support of the cleaning and environmental services teams within your designated region.
The role will include supporting a number of high-profile sites, acting as a representative where required for the Director Cleaning+ and acting in an internal and external client liaison capacity when required.
Ensuring that every member of the team within this area is operating within the regulations of the Savills Quality Management System.
Supporting the sites and Area Managers in delivering enhanced standards through subject matter expertise, training guidance and action planning.
Key Responsibilities
General Responsibilities
Act as a senior support the Director of Workforce+ Cleaning and serve as a customer relationship manager across a diverse portfolio of retail, commercial, residential and other portfolio schemes, working collaboratively with the Savills Property Management team.
Support the delivery of the Property Management and Workforce+ Cleaning strategy.
Build and maintain strong relationships with internal and external stakeholders.
Support the performance management of contractors and service partners to ensure high standards of service delivery.
Identify opportunities to grow Workforce+ Cleaning services.
Ensure the effective use of business systems, including Time and Attendance, HR and Recruitment, CRM and contractor management systems, providing support to the team where required.
Attend stakeholder meetings and deliver presentations to internal and external clients as required.
Produce monthly operational reports for the Director of Workforce+ Cleaning, highlighting performance, risks, issues and improvement action of both your and your Area Managers.
Act as a trouble shooter where required for Area Managers and sites.
Work with the Financial Coordinator to develop cost models supporting budgets, business cases and tender submissions.
Identify opportunities for efficiency improvements and cost reduction.
Performance Management
Promote a positive, collaborative and high-performing team culture.
Drive innovation, sustainability and ESG initiatives across the portfolio, promoting best practice and continuous improvement.
Oversee Area Managers within the designated region, ensuring delivery against the operational framework through regular site visits, KPI reviews and audits, including evening and weekend inspections where required. Monitor actions to ensure timely completion.
Conduct operational reviews to drive quality and consistency, including identifying underperforming contracts and implementing improvement plans.
Ensure compliance across the portfolio, with particular focus on lone and night worker welfare and associated control measures.
Mobilisations
Support and, where required, lead tender submissions for new contracts, including Proactis tenders, presentations and client pitches.
Lead the mobilisation of new contracts, managing mobilisation plans, meetings and implementation to ensure operational readiness from day one.
Coordinate first-day mobilisation activities, ensuring staff are onboarded, systems are configured, and uniforms, equipment and operational requirements are in place.
Support HR with TUPE consultation processes where required.
Ensure contractual deliverables, roster management systems and staff training are implemented as part of mobilisation.
Support contract demobilisations where appropriate.
Team Responsibilities
Ensure site teams operate in accordance with assignment instructions, Health & Safety requirements, environmental procedures, the Cleaning & Environmental Services Operations Manual, ISO 9001 standards and all relevant company policies.
Manage employee relations matters, including investigations, disciplinary and grievance processes, in partnership with Operations Managers and HR.
Ensure effective use of the National Operations Centre and support the coordination of operational cover where required.
Monitor vacancies and support recruitment across the portfolio.
Ensure audit actions and compliance requirements are completed within agreed timescales.
Maintain effective communication across all sites, encouraging collaboration and the sharing of best practice.
Provide direct operational management for contracts requiring additional support or enhanced service delivery.
Undertake any other duties reasonably required in line with the responsibilities of the role.
Skills, Knowledge and Experience
- Proven interpersonal skills, with at least 5-years’ experience in the industry.
- Proven TUPE process knowledge desirable.
- High level of computer literacy, particularly Microsoft Office
- High level of report writing skills
- Ability to be self-motivated and work under pressure to balance conflicting deadlines is essential
- Ability to influence and coach managers at various levels.
- Ability to analyse operational and people data and identify trends
- Excellent customer service skills
- Experience and ability to carry out site cleaning and environmental audits and reviews.
- Understanding of risk assessments, COSHH assessments.
- Familiar with the BICS standards of training.
- Ability to manage multiple priorities across a geographically dispersed portfolio.
Working Hours - 37.5hrs. The role is home based with travel across the South.
