AM Surveying & Block Management provides Block Management and Building Surveying consultancy services across London and the South East.
Due to continued growth, we are looking for an experienced Building Surveyor to join our surveying team. The role will take responsibility for the delivery of planned and major works projects across a varied residential block-management portfolio, working closely with clients, property managers, residents, contractors, consultants and other industry professionals.
We are looking for an experienced and commercially aware surveyor who is capable of independently managing projects from initial inspection and feasibility through specification, procurement, construction and final completion.
AssocRICS or candidates working towards professional qualification or chartership would be advantageous.
The Role
As Building Surveyor, your responsibilities will include:
- Conducting site inspections and preparing technical reports
- Diagnosing building defects, water ingress and maintenance issues
- Preparing planned maintenance programmes
- Preparing detailed specifications and schedules of works for planned, major and cyclical repairs
- Preparing tender documentation, administering competitive tender process, evaluating submissions and preparing contractor recommendations
- Undertaking Contract Administrator duties, issuing contractual instructions and certificates
- Monitoring workmanship, programme and project progress
- Reviewing quotations, valuations, variations and additional works
- Managing practical completion, snagging and defects through to final completion
- Carrying out Reinstatement Cost Assessments (RCAs)
- Providing technical advice to clients and Property Managers
- Coordinating contractors, consultants and specialist professionals
- Supporting junior surveyors and sharing technical knowledge
- Liaising with clients, residents, contractors, and colleagues across the portfolio
This is a field-based role, with the majority of time spent attending sites across London and the South East.
Requirements
- Degree or diploma in Building Surveying or a related discipline
- Strong knowledge of construction technology, building pathology, defect diagnosis and PPM programmes
- Experience in specifications, tendering, project management and contract administration
- Strong technical reporting, communication and client-management skills
- Good understanding of CDM Regulations and relevant health and safety legislation
- Proactive, commercially aware and able to manage multiple instructions
- Comfortable travelling across London and the South East
- Full UK driving licence required
- Previous experience within Property Management or Block Management is desirable
