Maintenance Technician – Residential Property MaintenanceJob Summary
We are seeking a skilled, reliable and proactive Maintenance Technician to join our growing property maintenance team, covering Sheffield, South Yorkshire and the surrounding areas.
The successful candidate will undertake a wide range of reactive repairs, planned maintenance and void property works across a residential portfolio, including apartment blocks, student accommodation and residential developments. The role is multi-site and requires a practical all-rounder with experience in joinery, plumbing, decorating and general building maintenance.
Working closely with the Operations Team, Property Managers and residents, the Maintenance Technician will play a key role in maintaining properties to a high standard, ensuring excellent customer service and supporting the efficient operation of the portfolio.
Key Duties
- Carry out reactive maintenance works across residential properties.
- Undertake basic plumbing repairs including leaks, tap replacements, toilet repairs and sanitary ware maintenance.
- Complete joinery works including door adjustments, lock changes, ironmongery repairs, skirting, architraves and minor carpentry.
- Carry out decorating and making-good works within occupied and void properties.
- Complete minor repairs to building fabric, fixtures and fittings.
- Conduct routine inspections and identify maintenance issues before they escalate.
- Support void property turnaround works, including inspections, repairs and preparation for occupation.
- Assist with compliance-related tasks, including fire door checks, emergency lighting inspections and basic health and safety observations.
- Maintain accurate records of completed works using company systems and mobile applications.
- Liaise professionally with residents, contractors and site teams.
- Ensure company vehicles, tools and equipment are maintained in a safe and serviceable condition.
- Adhere to all health and safety policies, procedures and safe systems of work.
Requirements
- Proven experience in residential property maintenance, facilities management or a similar role.
- Competent in joinery, plumbing, decorating and general maintenance works.
- Good understanding of residential buildings and common maintenance issues.
- Ability to diagnose faults and complete repairs independently.
- Strong customer service and communication skills.
- Well organised with the ability to manage workload across multiple sites.
- Full UK driving licence essential.
- Basic IT skills and ability to use mobile job management systems.
- Ability to work independently whilst remaining part of a wider team.
Desirable Skills & Qualifications
- NVQ, City & Guilds or equivalent trade qualification.
- Experience within residential block management, student accommodation or build-to-rent environments.
- Fire door maintenance or inspection experience.
- Basic electrical competency (non-qualified works).
- PASMA, IPAF, Asbestos Awareness or similar certifications.

Pay: £24,420.00-£32,729.60 per year
