About this role
37.5 hours per week
Monday to Friday 9am-5:30pm
The key duties for the role are:
- Proactively promote and market the property through targeted sales activity, marketing initiatives, and property viewings.
- Manage and respond to enquiries from prospective residents via telephone, email, website, and in person.
- Liaise with prospective students and their families to understand requirements and assess suitability for accommodation.
- Conduct engaging and informative property tours, highlighting the facilities, location, and benefits of living at the property.
- Convert enquiries into bookings by guiding prospective residents through the application and booking process via the CRM system, proactively following up incomplete applications and abandoned bookings to maximise conversion.
- Maintain ownership of the sales pipeline, ensuring accurate and up-to-date records of enquiries, bookings, and lettings activity within internal systems.
- Act as a key point of contact for prospective residents during the booking process, clearly explaining tenancy terms, payment structures, deposits, and guarantor requirements.
- Work closely with the General Manager and Revenue Team to support leasing strategy, pricing initiatives, and occupancy targets, including daily monitoring of room pricing and availability and prompt communication of amendments to the Business Systems, Marketing, and Helpdesk teams.
- Monitor competitor activity, pricing, and market conditions, sharing insights with management to support sales and commercial strategy.
- Build relationships with universities, agents, and other partners to support occupancy and business development opportunities.
- Ensure show flats, marketing suites, and communal areas are presented to a high standard for viewings and promotional activity.
- Support the planning and delivery of property events, including open days, viewing days, and student intake periods, and represent the company at university fairs and external recruitment events to generate leads.
- Drive resident retention by promoting rebooking opportunities, coordinating renewal campaigns, incentives, and communications, and engaging current residents throughout the academic year.
- Maintain and regularly update the incoming resident list for each academic year — including booking information, room allocations, and arrival details — liaising with Operations and Customer Service ahead of arrivals.
- Produce regular sales and performance reports, including enquiry levels, viewings, conversion rates, occupancy performance, and competitor activity, to support commercial decision-making.
- Support wider operational activity alongside the Customer Service and site team, ensuring all lettings activity complies with company procedures and relevant legislation (including health and safety and data protection), and undertake other duties as reasonably required by the General Manager.
All candidates must be exceptionally well presented, highly articulate, well spoken and have excellent written and verbal communication skills.
Please note that due to the nature of the business and this specific role there are a large number of ad-hoc tasks which occur throughout the year – the JD is not exhaustive.
Experience:
- Experience in a sales, lettings, or customer-facing hospitality/property role — ideally within student accommodation, residential lettings, or hospitality.
- Track record of converting enquiries into bookings and meeting sales or occupancy targets.
- Experience delivering property viewings or tours and managing a customer journey from enquiry through to completion.
- Confident using CRM or booking systems to manage a pipeline and maintain accurate records.
Skills/Ability/Knowledge:
- Strong sales and customer service skills, with the confidence to build rapport with prospective residents and their families.
- Excellent verbal and written communication skills.
- Highly organised, with strong attention to detail and follow-up discipline.
- Self-motivated and target-driven, able to manage a busy enquiry pipeline.
- Comfortable presenting to groups and representing the brand at events and fairs.
- Working knowledge of tenancy agreements, payment structures, and compliance basics, or a willingness to learn quickly.
- Resilient and adaptable, with a positive, can-do approach to a fast-paced, seasonal sales environment.
