We are seeking a reliable, detail-oriented Property Inventory Clerk to carry out property visits and prepare high-quality inventory reports, pre-tenancy inspections, tenant check-ins, and check-outs on behalf of landlords and letting agents. This is a field-based role requiring professionalism, independence, and accuracy.
Key Responsibilities
1. Property Inventory Management
- Conduct thorough inspections of rental properties, documenting the condition of fixtures, fittings, furnishings, and décor.
- Take comprehensive digital photographs to support written inventories.
- Prepare clear, consistent inventory reports using company templates and apps/software.
- Maintain impartiality and factual accuracy in all documentation.
2. Pre-Tenancy Checks
- Attend properties before tenants move in to ensure readiness (cleanliness, safety, repairs).
- Note and report any issues requiring landlord/agent attention prior to occupancy.
- Record utility meter readings and smoke alarm function.
- Confirm key sets and access procedures.
3. Tenant Check-Ins
- Meet tenants at the property to:
- Walk them through the inventory report.
- Verify the condition of the property.
- Obtain signatures and photo verification (where required).
- Explain how to report issues or raise disputes.
4. Tenant Check-Outs
- Revisit the property at tenancy end to:
- Compare property condition to original inventory.
- Document any changes, damage, or cleaning required.
- Record final meter readings.
- Compile and submit a professional check-out report within 24–48 hours.
Person Specification
Skills & Experience
- Experience in lettings, property inspections, or inventory services (preferred).
- Excellent written English and attention to detail.
- Comfortable using mobile apps or tablets for reporting and photography.
- Strong organisational and time management skills.
- Clear, professional communication style (spoken and written).
Requirements
- Full UK driving licence and access to own vehicle.
- Smartphone/tablet with mobile data access.
- Ability to work independently and manage daily site visits.
- Willingness to travel within [Great Dunmow, Braintree, Bishop Stortford, Harlow, Sawbridgeworth & Saffron Walden].
