APD Maintenance Ltd is a well-established property maintenance company specialising in reactive maintenance and repair services to residential properties across London. We work in partnership with several leading estate agencies in the region and are experiencing continued growth due to a strong and expanding order book.
We are looking for experienced multi-skilled property maintenance engineers to join our growing network of self-employed subcontractors.
We are not simply looking for good tradespeople. We are looking for engineers who can work independently, manage a busy workload, complete clear reports, communicate professionally and consistently deliver work to a high standard.
This is a fast-paced role, with engineers regularly attending multiple properties and completing a variety of maintenance jobs each day.
We are particularly interested in engineers who have previously worked in a similar environment, such as for a property maintenance or property services company. Ideally, you will already be familiar with attending approximately 6–10 jobs per day, working across unfamiliar properties, receiving work through a central office and completing reports and photographs after each visit.
This is not a PAYE position. We are looking to build long-term relationships with professional self-employed subcontractors who are looking for a consistent supply of work and the flexibility to manage their own schedule.
The Role
You will attend residential properties throughout London to carry out a variety of reactive maintenance and repair work.
Typical work may include:
- General property maintenance and repairs
- Basic plumbing repairs
- Minor electrical works within your competence
- Carpentry and joinery repairs
- Painting and decorating
- Lock and door repairs
- Silicone and sealing works
- Tiling and wall repairs
- Furniture assembly and installation
- General fault finding and maintenance
You will need to work independently, manage your time effectively and complete work efficiently without compromising on quality.
Essential Requirements
- Proven experience in multi-trade property maintenance
- Previous experience working in a fast-paced maintenance environment with multiple jobs per day strongly preferred
- Ability to work independently and unsupervised
- Ability to manage a busy and changing workload
- Effective communication skills, including the ability to communicate clearly with customers and complete accurate job reports
- Comfortable using a smartphone and mobile applications for job management, updates and photographs
- Good practical judgement and an understanding of when work falls outside your level of competence
- Own tools
- Own reliable vehicle
- Valid Public Liability Insurance
- Reliable, punctual and professional at all times
- Open to feedback and willing to work within APD's processes and quality standards
This Role May Not Be Right for You If
This role is unlikely to suit someone who:
- Requires constant supervision or direction
- Is used to completing only one or two jobs per day and prefers a slower-paced working environment
- Is uncomfortable travelling between different properties
- Struggles with digital job management and reporting
- Does not enjoy working independently
- Is unwilling to complete photographs and clear reports for completed work
- Regularly works outside their level of competence
- Prefers to work entirely to their own processes without following agreed company standards
- Is looking for a fixed PAYE salary rather than a self-employed subcontracting opportunity

Earning Potential
Reliable and productive engineers can expect to earn £1,000+ per week, based on regular workload and availability.
Earnings will depend on the volume and type of work completed, your productivity, the areas you are willing to cover and your availability to take on work.
As you become familiar with the way we work, understand our pricing and quoting expectations, and develop a strong working rhythm, there is significant opportunity to increase your earnings. Engineers who are also available to support urgent or emergency work may have further opportunities to increase their income.
This is not a guaranteed PAYE salary. Your earnings will depend on the work you complete and your availability.

Vehicle and Travel
A valid UK driving licence and access to a reliable vehicle are essential.
As a self-employed subcontractor, you will be responsible for your own vehicle and associated costs, including fuel, parking, rental or lease costs and any fines.
