Our client is an established Public, Private and Social Housing, Refurbishment and Construction contractor, and they deliver comprehensive maintenance services to public sector clients (schools, colleges, hospitals, municipal buildings, residential housing and similar facilities).
We require a Working Voids Maintenance Supervisor to supervise on-site operations, monitor progress and workmanship, and ensure work is completed safely, to spec, and on schedule. A company van and fuel card are provided.
Key Responsibilities
- Visit assigned sites on a planned schedule to inspect ongoing maintenance works and verify progress against project timelines.
- Supervise and direct on-site operatives; monitor workmanship, adherence to drawings/specifications, and compliance with relevant regulations.
- Conduct regular site inspections, quality checks, and snagging to ensure defect-free handovers.
- Liaise with site teams, subcontractors, and client representatives to communicate progress, risks, and required actions.
- Enforce health and safety requirements, and ensure all works comply with CDM regulations and company safety policies.
- Update daily/weekly progress reports, forecast potential delays, and provide accurate site-based feedback to the Project/Contract Manager.
- Ensure site documentation (permitting-to-work, risk assessments, method statements, drawings) is complete and up-to-date.
- Assist with scheduling and coordination of labour, plant, and materials to meet site programmes.
- Support training and development of on-site operatives; promote a culture of quality and continuous improvement.
- Participate in client meetings as needed to provide updates on site performance and resolve issues.
- Maintain a professional on-site presence, representing the company’s standards and values.
Required Qualifications and Experience
- Practical experience supervising maintenance or construction works on site, ideally within the public sector.
- Strong working knowledge of maintenance trades, building services, and/or facilities management.
- Proven ability to read drawings, use measurement tools, and assess workmanship quality.
- Experience with safety regulations, risk assessments, method statements, and site-based QA/QC processes.
- Competent in basic administrative tasks: recording progress, preparing reports, and maintaining site records.
- Valid driving licence; eligible to drive company van.
Skills and Competencies
- Strong leadership and people-management abilities; capable of guiding diverse on-site teams.
- Excellent organisational skills with the ability to manage multiple sites and priorities.
- Clear communication and stakeholder-management skills; able to liaise with clients and internal teams.
- Detail-oriented with a focus on quality and safety.
- Proficient with basic CMMS/maintenance software, MS Office, and reporting tools.
- Proactive problem-solver with the ability to anticipate issues and take corrective action.
Desirable Qualifications
- Relevant trade qualifications or certifications (e.g., skilled trades, facilities management).
- Health and safety certifications (e.g., SMSTS/SSSTS, NEBOSH) or equivalent.
Working Conditions
- On-site role requiring travel between sites.
- Field-based with some office coordination; requires a practical, hands-on approach.
