Pay Rate: PAYE £400.30 Per Day
Job Overview
We are seeking an experienced Investment Surveyor to support a local authority housing and acquisitions team in sourcing, negotiating, and acquiring residential properties for temporary accommodation use. The role requires a strong background in residential and/or commercial property transactions, with the ability to assess opportunities, carry out due diligence, and manage negotiations with property owners and agents. The successful candidate will play a key role in delivering housing solutions through effective property acquisition and lease arrangements.
Key Responsibilities
Property Acquisition & Leasing
- Acquire and lease residential properties from the private sector for temporary accommodation use
- Source suitable residential stock, including individual units and larger property blocks
- Undertake site inspections as part of the acquisition and assessment process
Negotiation & Transaction Management
- Negotiate purchase and lease terms with property owners, landlords, and agents
- Manage the end-to-end acquisition process from initial enquiry through to completion
- Ensure all transactions are commercially sound and deliver value for the authority
Due Diligence & Reporting
- Carry out full due diligence prior to acquisition
- Prepare clear and structured reports for internal governance and approval processes
- Ensure all documentation is accurate and compliant with council requirements
Compliance & Governance
- Ensure all transactions comply with council policies, housing standards, and legal requirements
- Support governance processes and ensure proper audit and approval trails are maintained
Stakeholder & Team Collaboration
- Work closely with internal housing, legal, and finance teams to support delivery of temporary accommodation solutions
- Maintain effective communication with external agents, landlords, and property stakeholders
- Contribute to the successful delivery of housing acquisition programmes
Person Specification
Must-Have Requirements
- Minimum 3 years' experience in residential or commercial property transactions
- Strong negotiation skills with solid commercial awareness
- Excellent written and verbal communication skills
- Strong numeracy skills with proficiency in Microsoft Excel and Windows-based systems
- Eligible to work in the UK
- Submission of CV and completed English Language Form
Nice-to-Have Requirements
- RICS qualification (or working towards membership)
- Experience in residential sales, lettings, or property acquisitions
- Previous experience working within local authority or public sector housing teams
