The opportunity
The Maintenance Operative will provide responsive, high-quality repairs and planned maintenance across six residential buildings in the Maidstone area. This is a practical multi-trade role requiring good fault diagnosis, safe working, respectful conduct in occupied homes and reliable digital job records.
Key responsibilities
- Complete allocated reactive repairs and planned maintenance across six nearby residential buildings.
- Diagnose faults, agree the safest practical response and recognise when a specialist contractor is required.
- Undertake competent multi-trade work within training and authorisation, potentially including minor plumbing, carpentry, locks, patch repairs, decorating and basic fixture replacement.
- Attend occupied homes and communal areas professionally, protecting residents, belongings and finishes.
- Provide clear updates when a job cannot be completed first time and identify the parts, access or specialist support required.
- Record attendance, diagnosis, materials, photographs and completion notes accurately on the job-management system.
- Carry out routine checks and planned tasks as instructed, reporting defects and emerging building risks.
- Use tools, access equipment, PPE and materials safely and keep supplied equipment secure and serviceable.
- Purchase or collect authorised materials efficiently and retain receipts and stock records.
- Coordinate with Property Managers, residents and contractors to minimise disruption and complete work promptly.
- Follow risk assessment, asbestos, electrical, fire-safety, lone-working, key-control and incident-reporting procedures.
- Contribute to first-time fix, quality, productivity and resident-satisfaction targets without compromising safety.

About you
Essential
- Demonstrable experience completing property repairs or multi-trade maintenance to a good standard.
- Practical fault-finding ability and sound judgement about competence, risk and escalation.
- Full UK driving licence and ability to work across six local buildings.
- Professional, respectful conduct when working in occupied residential properties.
- Ability to use a smartphone or mobile job system and produce clear completion notes and photographs.
- Good time management, reliability and ownership of allocated work.
- Working knowledge of safe systems of work, PPE and basic property-maintenance risks.
Desirable
- A recognised qualification in plumbing, carpentry, electrical work or another relevant trade.
- Experience in residential, social housing, build-to-rent, facilities or hotel maintenance.
- Training in asbestos awareness, working at height, manual handling or emergency first aid.
- Experience supervising contractors or supporting planned maintenance programmes.

Pay: £34,000.00-£40,000.00 per year
