About the Role
This role is suitable for a commercially focused construction professional who can manage project costs from initial estimation through procurement, construction, and final account. You will work across commercial, infrastructure, refurbishment, and building projects while helping ensure that each project is delivered within its approved financial and contractual requirements.
You will collaborate with project managers, site teams, engineers, subcontractors, suppliers, consultants, and clients to maintain accurate cost information and identify commercial risks throughout the project lifecycle.
Key Responsibilities
- Prepare project cost estimates, budgets, and financial forecasts.
- Review drawings, specifications, and tender documentation.
- Prepare bills of quantities and detailed cost breakdowns.
- Measure construction works and calculate quantities of labour and materials.
- Obtain and evaluate quotations from subcontractors and suppliers.
- Support tender submissions and commercial proposals.
- Prepare subcontractor procurement packages.
- Assist with subcontractor selection and commercial negotiations.
- Monitor project expenditure against approved budgets.
- Prepare monthly cost reports and project financial updates.
- Identify potential cost overruns and recommend corrective actions.
- Assess subcontractor applications for payment.
- Prepare and submit interim valuations.
- Evaluate variations and changes to project scope.
- Maintain accurate records of contractual and commercial correspondence.
- Support the preparation and negotiation of final accounts.
- Monitor committed costs and projected project profitability.
- Review contractual requirements and identify potential commercial risks.
- Work with project managers to maintain accurate cash-flow forecasts.
- Support value-engineering and cost-saving initiatives.
- Attend project, commercial, and client meetings when required.
- Maintain accurate procurement and cost-management records.
What We Are Looking For
- At least 2–4 years of experience in quantity surveying, construction cost management, estimating, or a related position.
- A degree or recognised qualification in quantity surveying, construction management, commercial management, or a related discipline.
- Good understanding of construction costs, measurement, procurement, and contract administration.
- Experience preparing cost estimates and financial reports.
- Ability to interpret construction drawings and technical specifications.
- Good knowledge of subcontractor procurement and payment processes.
- Strong numerical and analytical skills.
- Excellent attention to detail and commercial awareness.
- Ability to identify financial and contractual risks.
- Strong negotiation and communication skills.
- Good working knowledge of Microsoft Excel and construction cost-management systems.
- Ability to manage several projects and commercial deadlines simultaneously.
- Strong written and spoken English.
- Ability to work effectively with clients, contractors, suppliers, and project teams.
Preferred Skills
- Knowledge of JCT and NEC construction contracts.
- Experience working on commercial, infrastructure, refurbishment, or maintenance projects.
- Familiarity with estimating and quantity-surveying software.
- Experience preparing bills of quantities.
- Knowledge of construction procurement methods.
- Experience with cost-value reconciliation.
- Familiarity with value-engineering processes.
- Knowledge of UK Building Regulations and construction standards.
- Experience managing subcontractor accounts.
- RICS or CIOB membership or progress toward professional accreditation.
- Understanding of sustainable construction and modern construction methods.

Pay: £3,700.00-£4,300.00 per month
