We're a property group with blocks of flats, houses, HMOs, an apart-hotel and commercial units across Greater Manchester. Small team, no middle management, no committee. If something needs sorting, whoever notices it sorts it.
We need one person to own the whole portfolio.
What you'll actually be doing
- Keeping every certificate in date — gas, EICR, fire alarm, EPC, HMO licences. If one lapses, that's on you.
- Handling tenant issues end to end. Not just logging them. Closing them.
- Chasing rent and staying on top of arrears before they become a problem.
- Property inspections, then actually following up on what you found.
- Managing contractors — getting quotes, pushing on timelines, checking the work is done properly.
- Dealing with councils, agents and solicitors when licensing or compliance issues come up.
Some weeks are calm. Some weeks a boiler dies, the council serves a notice, and two tenants fall out — all before Wednesday. That's the job.
Who this suits
You don't need years of property experience. We'll teach you the legislation. What we can't teach is being switched on.
We're after someone who picks things up fast, asks a question once and remembers the answer, chases things without being reminded, and would rather flag a problem early than hide it. You should be comfortable being told directly when something's wrong, and comfortable telling us the same.
Who this doesn't suit
If you want a defined role with a fixed task list and someone checking your work, this will be frustrating for you and for us. Please don't apply.
