Location - Site-Based (Regional/National Travel as Required)
Purpose of the Role
The Mechanical Site Manager is responsible for the day-to-day management, coordination, and supervision of mechanical installation works on construction projects. This includes ensuring works are delivered safely, to the required quality standards, within programme, and in accordance with contract requirements.
The role acts as the primary site-based representative for the mechanical contractor and is responsible for managing labour, subcontractors, materials, site logistics, quality assurance, and client relationships to achieve successful project delivery.
Key Responsibilities
Site Management & Supervision
- Lead and manage all mechanical installation activities on site.
- Supervise direct labour and subcontractors.
- Ensure works are undertaken in accordance with:
-Construction drawings
-Specifications
-Method Statements
-Risk Assessments
-Contract requirements
- Plan and coordinate daily work activities.
- Monitor progress against programme and identify potential delays.
- Maintain a safe, organised, and productive working environment.
Health, Safety & Compliance
- Promote a positive health and safety culture across the project.
- Conduct site inductions and toolbox talks.
- Ensure RAMS are reviewed and briefed before works commence.
- Monitor compliance with:
- CDM Regulations
- Company Health & Safety Procedures
- Site Rules
- Permit-to-Work Systems
- Carry out safety inspections and audits.
- Ensure all accidents, incidents, and near misses are reported and investigated.
Programme & Project Delivery
- Assist in developing and maintaining project programmes.
- Monitor mechanical installation progress against milestones.
- Coordinate labour resources to achieve project objectives.
- Attend site progress meetings.
- Identify programme risks and implement corrective actions.
- Communicate progress updates to the Contracts Manager and project team.
Technical Coordination
- Review mechanical drawings and specifications.
- Identify design conflicts and installation issues.
- Coordinate activities with:
- Main Contractors
- Consultants
- Mechanical Designers
- Electrical Contractors
- Other Trade Contractors
- Assist in resolving technical queries and RFIs.
- Ensure installations are completed in accordance with approved drawings and specifications.
Commercial Awareness
- Monitor labour productivity and resource utilisation.
- Assist in identifying variations and additional works.
- Record delay events and site impacts.
- Support procurement and material ordering activities.
- Ensure efficient use of materials and minimise waste.
Quality Assurance
- Implement company quality procedures on site.
- Conduct installation inspections.
- Ensure workmanship meets project specifications and industry standards.
- Maintain inspection and test records.
- Manage snagging and defect rectification activities.
- Ensure works are completed to a high standard at handover.
Materials & Logistics
- Coordinate delivery and storage of materials and plant.
- Ensure materials are available in line with programme requirements.
- Manage site logistics associated with mechanical installations.
- Monitor material usage and report shortages.
Testing, Commissioning & Handover
- Coordinate commissioning activities.
- Manage specialist commissioning subcontractors.
- Witness testing and commissioning procedures.
- Ensure commissioning records are completed and issued.
- Support production of:
- O&M Manuals
- Handover Documentation
- Health & Safety Files
- Assist with client demonstrations and staff training.
Skills & Experience Required
Essential
- Minimum 5 years' experience within the mechanical building services industry.
- Proven experience supervising mechanical installations on construction projects.
- Strong knowledge of:
- HVAC Systems
- Ventilation Systems
- Heating Systems
- Domestic Water Services
- Public Health Installations
- Plant Room Installations
- Ability to interpret construction drawings and specifications.
- Excellent organisational and communication skills.
- Strong leadership and people management capabilities.
- Competent use of Microsoft Office applications.

Essential
- SMSTS (Site Management Safety Training Scheme)
- CSCS Manager Card
- First Aid at Work
- Full UK Driving Licence

- HNC/HND in Mechanical Engineering or Building Services
- IOSH Managing Safely
- Temporary Works Awareness
- NVQ Level 6 Construction Site Management
- SSSTS (where progressing toward Site Manager level)
