The Opportunity
We are seeking an experienced Site Project Manager to take immediate responsibility for the successful delivery and close-out of a major construction project in Windsor.
This is a hands-on, high-accountability assignment for an experienced construction professional who is comfortable walking onto an established project, quickly understanding the issues, taking control and driving the project through to completion.
The initial requirement is for 6 weeks, with the potential for the assignment to be extended depending on project requirements and performance.
This role will suit someone who has a strong main contracting background, has managed projects with values of up to £20m, and is confident dealing with demanding clients, subcontractors, consultants and site teams.
The successful individual will need to be assertive, commercially aware and highly organised, with the authority and experience to challenge poor performance, resolve issues quickly and keep all parties focused on getting the job completed.
Key Responsibilities
- Take overall day-to-day responsibility for the successful management and close-out of the project.
- Immediately establish a clear understanding of the project’s current position, outstanding works, risks, programme and commercial exposure.
- Develop and implement a robust plan to drive the project towards completion within the required timeframe.
- Lead and coordinate site teams, subcontractors, consultants and specialist trades.
- Take ownership of outstanding works, defects, snagging and commissioning activities.
- Challenge and manage underperforming subcontractors and trades to ensure agreed outputs are achieved.
- Maintain firm control of programme, sequencing and site productivity.
- Identify critical-path activities and ensure resources are focused on the areas that will directly affect completion.
- Liaise confidently and professionally with the client and their representatives.
- Manage difficult or demanding client relationships and ensure expectations are clearly established and controlled.
- Chair and lead progress meetings, coordination meetings and site meetings where required.
- Ensure actions are clearly allocated, tracked and closed out.
- Work closely with commercial, design and planning teams to resolve outstanding issues.
- Identify potential delays, contractual issues and project risks at the earliest opportunity.
- Drive the resolution of technical, design and construction issues without allowing matters to unnecessarily delay completion.
- Ensure subcontractor performance is monitored against programme and contractual obligations.
- Maintain accurate project records and reporting.
- Ensure health & safety standards are maintained throughout the project.
- Coordinate inspections, testing, commissioning and handover activities.
- Drive the completion of outstanding documentation, O&M information, certification and handover requirements.
- Take a proactive approach to snagging and defects, ensuring issues are closed quickly rather than allowed to accumulate.
- Maintain strong communication between the site, client, consultants, subcontractors and wider project team.
- Provide clear and concise reporting to senior management on progress, risks, issues and recovery actions.
- Ultimately, take control of the project and get it finished.
The Close-Out Challenge
The key requirement is not simply to manage the site — it is to finish the job.
The successful candidate will be expected to walk into an existing project environment, establish the facts quickly and then impose structure, accountability and momentum.
You will need to be comfortable saying no, challenging unreasonable requests, holding subcontractors to account and dealing directly with difficult personalities when required.
You should be someone who:
- Does not shy away from confrontation when it is necessary to protect the project.
- Can control difficult subcontractors and trades.
- Can manage demanding or challenging clients without damaging the relationship.
- Makes decisions quickly and confidently.
- Understands when an issue requires escalation and when it simply needs resolving.
- Keeps pressure on outstanding actions until they are closed.
- Does not accept continual excuses for missed deadlines.
- Understands that a project is not finished until the outstanding works, documentation, defects and handover requirements are properly closed.
Essential Experience
The successful candidate must have:
- Significant experience working for a main contractor.
- Proven experience as a Project Manager / Site Project Manager on major construction projects.
- Experience managing projects with values of up to £20m.
- Strong experience taking projects through the latter stages of construction and into completion/handover.
- Demonstrable experience managing subcontractors, specialist trades and site teams.
- Strong client-facing experience.
- Experience dealing with challenging clients, consultants and subcontractors.
- A strong understanding of construction programmes and project sequencing.
- Proven ability to identify and recover programme delays.
- Strong understanding of project delivery, quality, health & safety and commercial considerations.
- Experience managing snagging, defects, commissioning and handover.
- NVQ Level 7 or equivalent senior construction/project management qualification.
Desirable
- Experience delivering projects of £15m–£20m+.
- Experience working on complex or technically demanding construction projects.
- Strong understanding of NEC/JCT contracts.
- Experience with project recovery and accelerated completion.
- Strong commercial awareness.
- SMSTS.
- CSCS.
- First Aid.
- Experience working in high-pressure project environments.
- Strong IT and reporting skills.

Over the following weeks, you will:
- Drive outstanding works to completion.
- Hold subcontractors and trades accountable for delivery.
- Resolve client and site issues quickly.
- Reduce outstanding snagging and defects.
- Maintain momentum against the programme.
- Complete the required documentation and handover activities.
- Leave the project in a controlled position and, ideally, fully closed out.
