To provide a caretaking, maintenance and site support service across the academies in the Enhance Academy Trust estate.
The post holder works wherever the need is greatest. That means covering planned and unplanned absence in academy site teams, carrying out repairs and small works that would otherwise wait for a contractor, supporting statutory compliance checks, and helping site teams keep their buildings safe, secure, clean and well maintained.
Work is allocated by the Director of Estates and the post holder should expect to move between sites, sometimes at short notice, and to adjust start and finish times to suit the academy being covered.
Main duties and responsibilities
· Work at any academy within the Trust as directed by the Director of Estates, travelling between sites during the working day where required.
· Pick up local arrangements quickly on arrival at a site, including keys, alarms, plant locations, isolation points, the asbestos register and any site specific risks.
· Read and follow the site's asbestos management plan and register before starting any work that could disturb the fabric of the building, and stop work and report immediately if anything suspected to contain asbestos is disturbed or found damaged.
· Build good working relationships with headteachers, school business managers and site staff, and act as a visible point of contact for the Estates team on site.
· Feed back to the Director of Estates on condition, defects, risks and recurring problems seen across the estate.
· Cover caretaking duties at academies during sickness, annual leave, training and vacancies, including opening up, locking up and daily site checks.
· Carry out the site's routine daily and weekly duties to the standard set out locally, including heating and lighting, litter picking, waste handling, gritting and salting in winter, and setting out rooms and furniture.
· Work the hours needed to cover the site, which may include early starts, late finishes and split shifts, agreed in advance with the Director of Estates wherever possible.
· Leave clear notes and records for the returning site staff so that nothing is lost at handover.
Maintenance
· Carry out planned and reactive repairs across the estate, including basic joinery, minor plumbing, drainage clearance, painting and decorating and replacement of lamps.
· Put up shelving, notice boards, whiteboards, signage and similar fittings, and carry out small improvement works agreed with the Director of Estates.
· Assemble, move and install furniture and equipment, including supporting classroom moves and events.
· Work to the Trust helpdesk, keeping jobs updated and closing them out with a note of what was done.
· Look after Trust tools, plant and materials, keep them serviceable and secure, transport them safely and report defects or losses.
Compliance
· Carry out routine site compliance checks in line with the Trust's schedules, which may include weekly fire alarm call point testing, emergency lighting checks, fire door and escape route checks, water temperature and outlet flushing, playground and grounds inspections and legionella related tasks.
· Record checks accurately and promptly on the Trust's compliance system, and report anything overdue, failed or missing to the Director of Estates on the day it is found.
· Support fire evacuation drills and other emergency procedures arranged by the academy, including checking that escape routes and final exits are clear.
· Assist with premises risk assessments and site safety inspections and help put agreed actions into effect.
Security
· Unlock and lock buildings, gates and grounds, set and unset intruder alarms and carry out security checks.
· Monitor CCTV, access control and gate systems where installed, and report faults.
· Report security weaknesses, damage, break ins and vandalism, arrange making safe, and liaise with the police and with security contractors as directed.
Contractors
· Meet contractors on site, check that they have signed in, hold the correct permissions and understand the site's risks, including asbestos, and monitor that they work safely.
· Check work on completion, raise defects, and confirm to the Director of Estates whether work is finished to standard.
· Receive, check and distribute deliveries and help control materials and stock held on site.
· Alert the Director of Estates to poor contractor performance rather than accepting substandard work.
Health, safety and safeguarding
· Work in line with the Trust's health and safety policy, risk assessments, safe systems of work and permit arrangements at all times.
· Take reasonable care for the post holder's own safety and that of pupils, staff, visitors and contractors affected by the work, and use the equipment and personal protective equipment provided.
· Plan work to keep pupils away from tools, materials, hot works, dust and hazardous areas, and make areas safe before leaving them.
· Follow the Trust's safeguarding and child protection procedures, including reporting any concern about a child immediately to the designated safeguarding lead at the academy.
· Follow lone working arrangements and report accidents, near misses and hazards through the Trust's reporting system.
General
· Take part in induction, training, supervision and appraisal, and keep the required certification current.
· Attend Estates team meetings and briefings as required.
· Treat everyone using Trust premises with courtesy and consideration, and present a professional image on every site.
· Support the Trust's Christian ethos, its values and its aims.
· Carry out any other duties consistent with the grade and purpose of the post as directed by the Director of Estates.
Pay: £26,403.00-£28,142.00 per year
