About the Role
We are seeking a detail-oriented and proactive Assistant Property Manager to join our Block Management team. This role offers an excellent opportunity to develop your career in property management, working closely with a Property Manager to oversee residential and commercial blocks. You’ll be responsible for ensuring smooth day-to-day operations, compliance with legal obligations, and high standards of customer service for residents and leaseholders.
Key Responsibilities
- Act as a first point of contact for leaseholders, residents, and freeholders
- Assist with managing service charge budgets, reconciliations, and financial reporting
- Help prepare and issue service charge demands and end-of-year accounts
- Log, prioritise and coordinate maintenance requests and repairs
- Obtain quotes and liaise with contractors and surveyors
- Conduct regular property inspections and ensure compliance with H&S and fire regulations
- Maintain accurate records of maintenance activities and contractor performance
- Support Section 20 consultations for major works and long-term agreements
- Organise and attend resident and directors’ meetings and AGMs
- Assist with resolving leaseholder disputes in a professional manner
- Distribute important notices and keep communication clear and timely
- Keep up to date with property legislation, lease obligations, and industry best practices
Qualifications and Experience Required
Essential:
- Previous experience in property management or lettings support role (preferably within block management)
- Strong understanding of leasehold management and service charge administration
- Familiarity with Section 20 consultation requirements under the Landlord and Tenant Act 1985
- Excellent communication and interpersonal skills
- Strong organisational and administrative skills with attention to detail
- Confident using Microsoft Office (Word, Excel, Outlook)
- Comfortable using property management and maintenance platforms such as Qube PM, Propman, Blockman, Fixflo, or similar systems
Desirable:
- TPI qualification or working towards it
- Experience handling compliance tasks such as fire risk assessments and H&S inspections
- Understanding of relevant building regulations and planned maintenance programmes
- Experience liaising with accountants and reviewing service charge accounts
