Hours: Monday to Friday, 9.00am–5.00pm, plus 1 in 3 Saturdays on reduced hours
Salary: From £26,100
Portfolio size: Approximately 85–110 fully managed properties

About the Role
As a Tenancy Manager, you'll give your landlords and tenants a clear, named point of contact and take formal, end-to-end ownership of a geographical portfolio of properties. Your ownership begins the moment a tenancy reaches check-in and continues through to the end of the tenancy and completion of any deposit negotiations. You'll be the single, accountable point of contact for your portfolio, coordinating contractors, customers, colleagues and external professionals, and making sure every matter has a clear next action and a realistic follow-up date.
This is a varied role. Alongside managing your own portfolio, you'll play an active part in our wider lettings department: speaking with and qualifying new tenant enquiries, booking viewings, and always looking for new opportunities to grow the portfolio. We'll support you in developing your negotiation and sales skills as part of this side of the role.
Key Responsibilities

Take formal ownership of an allocated portfolio of approximately 85–110 properties from check-in through to end of tenancy and deposit resolution
- Conduct landlord and tenant welcome calls and manage check-ins at the start of each tenancy
- Manage maintenance issues and contractors from reporting through to completion, using Fixflo
- Carry out property inspections and book these into available diary capacity
- Monitor safety and compliance across the portfolio, ensuring gas safety certificates, EICRs and other statutory requirements are instructed before expiry and never allowed to lapse
- Chase rent arrears consistently and keep landlords informed of progress
- Start and complete rent reviews, and manage the appropriate handling of periodic tenancies
- Manage tenancy changes and upcoming tenancy events
- Handle checkouts, dilapidations and deposit negotiations
- Resolve complaints relating to your portfolio
- Communicate proactively with landlords and tenants, including providing updates on maintenance cases even where there has been no significant progress
- Keep complete, accurate and up-to-date records in Alto for every property and live matter
General Lettings & Growth Duties
Beyond your own portfolio, you'll contribute to the wider lettings department, including:

Speaking with and qualifying new tenant enquiries
- Booking viewings for prospective tenants
- Always looking for new opportunities to grow the managed portfolio, and flagging these to the New Business & Lettings Manager
- Developing your negotiation and sales skills, with support and training provided
Person Specification
Previous lettings or property experience would be preferred, but it's not essential. We'll provide full training on our systems, processes and current lettings legislation for the right candidate; what matters most is the right attitude and transferable skills.
Essential:

Excellent organisational skills, with the ability to manage a large, varied caseload independently and prioritise competing demands
- Confident, clear communicator, comfortable managing sometimes difficult conversations with landlords, tenants and contractors
- A proactive, ownership mindset: someone who follows things through rather than waiting to be chased
- A genuine interest in developing negotiation and sales skills, and enthusiasm for spotting opportunities to grow the portfolio
- Strong customer service skills, gained in any industry, with a genuine interest in helping people
- Comfortable learning and using new CRM and case-management software, with strong attention to detail in recordkeeping
- Full UK driving licence and access to a vehicle for property visits and inspections across the portfolio area
Desirable:

Previous experience in residential lettings or property management
- Background in customer service, sales or account management
- Working knowledge of England-specific lettings legislation, including deposit protection, gas safety, electrical safety (EICR) and Right to Rent requirements (full training provided)
- A level 3 qualification in property such as ARLA or CELAP (or willingness to work towards one, supported by us)
- Existing knowledge of the Bridlington, Filey or Scarborough area
Training & Support
You'll receive a full induction covering our systems (Alto, Fixflo, Goodlord, InventoryBase, The Letting Partnership and Coadjute), our processes, and the lettings legislation relevant to your role. You'll be supported by our lettings team, with ongoing coaching, shadowing opportunities and study support towards a level 3 property qualification (such as ARLA or CELAP) as you build your knowledge and confidence.
