We predominantly work with Tier 1 and Tier 2 contractors and are seeking an experienced Quantity Surveyor to strengthen the commercial management of our projects.
The Role
The Quantity Surveyor will take commercial responsibility for allocated projects from contract award through to final account agreement.
The role will focus on protecting the company’s contractual position, maximising the recovery of value, managing commercial risk and ensuring that applications, variations and contractual notices are prepared accurately and submitted within the required timescales.
The successful candidate must be comfortable working independently while collaborating closely with our operational, installation, sales and finance teams.
Key Responsibilities
- Review subcontract terms, identify commercial risks and advise senior management before acceptance.
- Attend pre-contract, pre-start and commercial meetings where required.
- Take commercial responsibility for allocated projects from contract award through to final account agreement.
- Administer subcontracts in accordance with the agreed contractual terms.
- Prepare and submit accurate interim applications for payment.
- Monitor payment notices, pay-less notices, retention deductions and contractual payment dates.
- Identify, value and submit variations, compensation events and additional works.
- Maintain clear and accurate records to support variations, delays, disruption and loss-and-expense claims.
- Prepare, issue and respond to contractual notices within the required timescales.
- Monitor project costs, income, cash flow, profitability and commercial risk.
- Work closely with project and operational teams to ensure changes and delays are identified and recorded promptly.
- Support the recovery of all contractual entitlements relating to cost, value and time.
- Prepare monthly commercial reports, forecasts and project updates for senior management.
- Identify potential disputes at an early stage and recommend appropriate action.
- Negotiate and agree final accounts.
- Complete all commercial and client documentation required to support payment and project close-out.
- Ensure contractual deadlines, procedures and record-keeping requirements are consistently met.
- Provide practical commercial and contractual guidance to other members of the business.
Qualifications and Experience
- A relevant HNC, HND, degree or diploma in Quantity Surveying, Commercial Management or a related discipline, or equivalent practical experience.
- A minimum of five years’ experience in quantity surveying or commercial management.
- Previous experience working on Tier 1 or Tier 2 construction projects, either as a contractor’s Quantity Surveyor or a specialist subcontractor’s Quantity Surveyor.
- Strong working knowledge of JCT, NEC and bespoke construction subcontracts.
- Experience managing applications for payment, variations, contractual notices and final accounts.
- Experience preparing monthly commercial reports and project forecasts.
- Strong commercial awareness and the ability to identify and manage contractual risk.
- Excellent numerical, written, negotiation and communication skills.
- Strong organisational and time-management skills, with the ability to manage competing priorities and contractual deadlines.
- The ability to work independently, use initiative and take ownership of allocated projects.
- A collaborative approach and the ability to work effectively with operational teams and senior management.
- A full UK driving licence is preferred due to occasional travel to project sites.

Location Requirements
This is a full-time, office-based position at our Bolton facility. Applicants must be able to commute reliably to Bolton and travel to project sites when required.
