The Opportunity
We are seeking an ambitious, commercially minded and hands-on Property Operations & Acquisitions Manager to play a key role in growing and optimising our property portfolio across Gloucestershire.
This is a varied role that combines property operations, asset management, acquisitions support, refurbishment oversight and regulatory compliance. You will take ownership of the day-to-day management of our operational portfolio while supporting the identification, appraisal and onboarding of new investment opportunities.

Key Responsibilities
Operations & Property Management
- Oversee the day-to-day management of operational HMOs and student accommodation properties, maintaining high occupancy levels and delivering an excellent tenant experience.
- Manage tenant communications, issue resolution, contractor coordination and property performance across the portfolio.
- Implement, maintain and continually optimise property management software, communication systems and automated operational workflows.
- Lead annual tenancy changeovers, including inventories, cleaning programmes, deposit administration and turnaround scheduling.
- Manage utility accounts, council tax and business rates, and insurance policies, ensuring cost efficiency and service effectiveness.
- Monitor property performance and identify opportunities to improve operational efficiency and profitability.
Compliance & Health & Safety
- Maintain full statutory compliance across all properties, ensuring all regulatory, licensing, health and safety requirements are met and documented.
- Manage and monitor Gas Safety Certificates (CP12), EICRs, EPCs, PAT testing, fire safety systems and all other legally required certifications.
- Oversee HMO licence applications, renewals, inspections and compliance activities in line with local authority requirements.
- Keep abreast of changes in legislation, licensing requirements, Article 4 directions and other regulatory developments affecting the portfolio.
Acquisitions & Portfolio Growth
- Support the Director in identifying, evaluating and acquiring new investment opportunities.
- Undertake acquisition appraisals, financial analysis and yield assessments to support investment decisions.
- Conduct market research and monitor local property trends to identify opportunities for portfolio growth.
- Coordinate due diligence activities, including surveys, inspections, valuation reports and legal conveyancing processes.
- Build and maintain relationships with agents, brokers, contractors and professional advisers.
- Assist with business planning and portfolio growth initiatives.
Refurbishments & Project Management
- Coordinate refurbishment and improvement projects from planning through to completion.
- Manage contractors, monitor project timelines and track expenditure against agreed budgets.
- Ensure properties are delivered to a high standard and ready for occupation.
- Identify opportunities to enhance asset value through refurbishment, reconfiguration or operational improvements.
Finance & Technology
- Work closely with the finance team to maintain accurate rental records, utility recharges, expenditure tracking and financial reporting.
- Assist with cash-flow forecasting and financial modelling for prospective acquisitions.
- Use digital and AI-powered tools to improve reporting, market research, document management, communication processes and overall productivity.
- Contribute to the ongoing development of systems and processes that support business growth and operational efficiency.
Candidate Profile
Essential
- Degree-educated or able to demonstrate equivalent professional experience.
- Proven experience in residential property management, HMO operations, property investment, property development or a closely related environment.
- Strong understanding of UK investment property fundamentals, including yields, cash flow, void risk, returns and capital growth.
- Excellent organisational and project management skills, with the ability to manage multiple priorities simultaneously.
- Strong communication skills, with the confidence to engage professionally with tenants, contractors, advisers, suppliers and local authorities.
- Highly proficient with business systems, property management platforms and digital tools.
- Enthusiastic about adopting new technology and AI-enabled solutions to improve efficiency and effectiveness.
- Full UK Driving Licence and willingness to travel regularly across the portfolio.
Desirable
- ARLA Propertymark qualification (or willingness to work towards one).
- Experience in student accommodation and HMO management.
- Understanding of planning regulations, HMO licensing and Article 4 restrictions.
- Experience supporting property acquisitions and refurbishment projects.
- Established network of trusted contractors and tradespeople within Gloucestershire.
