Overview
We are seeking a highly organised and proactive Assistant Property Manager to support the management of a portfolio of residential properties, including shared accommodation and rented rooms. This is an excellent opportunity for an ambitious individual looking to build a career in property management within a growing and professional organisation.
The successful candidate will work closely with the Property Manager and senior management team to ensure properties are maintained to a high standard, tenants receive excellent service, and all compliance obligations are met.
Key Responsibilities
- Assist in the day-to-day management of residential properties, including HMOs, shared accommodation, and rented rooms.
- Manage tenant enquiries and provide prompt and professional support.
- Coordinate property viewings and assist with tenant onboarding.
- Prepare tenancy documentation and maintain accurate tenant records.
- Conduct property, room, and inventory inspections.
- Coordinate maintenance and repairs with contractors and suppliers.
- Monitor property standards and ensure communal areas are well maintained.
- Assist with rent collection monitoring and arrears reporting.
- Support compliance requirements, including fire safety, licensing, gas safety, electrical testing, and EPC requirements.
- Handle tenant move ins, move outs, and deposit related administration.
- Prepare notices, correspondence, and property management reports.
- Liaise with contractors, utility providers, local authorities, and other stakeholders.
- Maintain property management systems and databases.
Essential Requirements
- Previous experience in property management, lettings, estate agency, housing, hospitality, or a related administrative role.
- Strong organisational and administrative skills.
- Excellent communication and interpersonal abilities.
- Ability to manage multiple priorities and work independently.
- Proficiency in Microsoft Office applications.
- Professional, reliable, and customer-focused approach.
- Full UK driving licence and access to a vehicle.
Desirable Qualifications & Experience
- Experience managing HMOs, shared accommodation, student housing, serviced accommodation, or room rentals.
- Knowledge of landlord and tenant legislation.
- Familiarity with property management software.
- Understanding of HMO licensing and compliance requirements.
- ARLA Propertymark or other relevant property qualifications.
