The Opportunity
Hybrid Asset Solutions is a rapidly growing Facilities Management business based in Swinton, delivering high-quality hard services FM — including in-house M&E solutions — to clients across the UK. We partner with Tier 1 operators in the Build-to-Rent market and take pride in a culture built on relationships, candid feedback, and continuous improvement.
We are now looking for a commercially minded Works Delivery Estimator to join our Works Delivery team. This is a central role in how we manage cost, supply chain, and commercial delivery across our in-house trade operations. You will be responsible for procuring materials, managing our internal stores, coordinating supplier relationships, and producing accurate internal quotations — keeping our engineers equipped, our costs controlled, and our clients well served.

Key Responsibilities
Procurement & Supplier Management
- Procure materials and services in line with approved supply chains and commercial agreements.
- Liaise with multiple trade suppliers to obtain competitive pricing, lead times, and availability.
- Achieve best value through effective supplier engagement and cost comparison.
- Maintain supplier records, pricing schedules, and product information.
Works Delivery Support
- Coordinate material requirements to support both planned and reactive FM works.
- Ensure engineers have the right materials available at the right time.
- Track orders, deliveries, and returns to prevent delays and cost overruns.
Stores & Stock Control
- Manage the in-office stores facility for our in-house engineering team.
- Monitor stock levels, usage, and replenishment on an ongoing basis.
- Maintain accurate stock records and contribute to cost control initiatives.
Commercial & Quotation Management
- Prepare and issue accurate internal quotations for works delivered by in-house trade teams.
- Ensure quotations are compliant and aligned with contract pricing and commercial models.
- Support the Works Delivery and Finance teams with cost data and material pricing.
- Assist with internal reporting on costs, procurement activity, and works delivery performance.
Compliance & Process
- Ensure all procurement activity aligns with company procedures and FM commercial standards.
- Maintain clear audit trails for orders, quotations, and supplier spend.
- Contribute to continuous improvement of procurement and works delivery processes.
What You'll Bring
Essential:
- Strong understanding of procurement and supply chain management within an FM environment.
- Experience producing quotations, costings, or estimates for maintenance or FM works.
- Knowledge of multi-trade environments — M&E, fabric, plumbing, electrical, or similar.
- Highly organised with strong attention to detail and a commercial mindset.
- Confident using procurement, job management, or CAFM systems.
- Strong communication skills with the ability to liaise effectively with engineers, suppliers, and internal teams.
Desirable:
- Experience managing internal stores or stock control systems.
- Understanding of commercial FM contracts and pricing mechanisms.
- Experience working closely with in-house engineering teams.
- Electrical knowledge is preferred
