Job Overview
With our ever expanding work in the Property Market in London and the South East, we are looking for a talented, friendly and enthusiastic pair to join our clients team. AWH are the managing agent for a number of properties. This role based in a residential block where you will live alongside the residents.
This is a hands-on, requiring a seamless combination of technical facilities management, strict health and safety compliance, mechanical plant oversight, contractor coordination, and front-of-house hospitality.
Duties include:
Management of the Premises:
- Assume daily responsibility for the supervision of the building and its facilities, ensuring they are well-maintained and cleaned. Conduct regular inspections of the site and arrange necessary work.
- Ensure the proper cleaning of all building areas and facilities.
- Monitor residents' and contractors' storage in shared areas and the parking lot, ensuring compliance with storage guidelines and health and safety standards.
- Collaborate with AWH to establish and maintain a planned maintenance schedule for the common areas and ensure timely repairs.
- Work with the to create and maintain detailed plans for regular maintenance work.
- Provide AWH with updates on completed works.
- Ensure the safe and efficient operation of all mechanical, electrical, and heating systems within the building. Monitor and maintain appropriate levels of lighting, heating, and ventilation.
- Maintain records of all plant and equipment servicing, reporting any missed maintenance to AWH.
- Arrange for minor repairs and DIY tasks to be carried out as needed.
- Collaborate with AWH on fire door maintenance and major works projects.
- Be familiar with lease agreements and house rules. Politely address minor breaches with residents and immediately report significant breaches to AWH. Notify the office of any subletting.
- Oversee parking areas, ensuring that no unauthorised vehicles are using the space.
Resident Relations:
- Treat residents with respect, courtesy, and efficiency.
- Address resident complaints promptly and provide the necessary assistance to resolve issues.
- Note the leaseholder's responsibilities regarding internal faults within flats.
- Inform AWH immediately about any resident complaints. If a complaint can be resolved on-site, take appropriate action and inform AWH of the resolution.
Line Management Duties:
- Oversee the daily operations related to security, cleaning, maintenance, parcel handling, and key control.
- Supervise all on-site staff, including cleaners.
- Ensure appropriate staffing coverage during absences.
- Act as the point of contact between AWH, Directors, residents, contractors, and delivery personnel.
- Address emergency situations outside of regular working hours.
The ideal candidate requirements:
- Customer service facing, Friendly and courteous.
- Ideally experience working within a similar role or as Front-of-house, Caretaker or Concierge within premium residential block management
- Verifiable knowledge of UK Fire Safety legislation, Health & Safety at Work acts, and underground infrastructure risks.
- Excellent time keeper
- Smart appearance
- Good administration skills with English ability both written, spoken and numeracy skills
- Competent DIY/handyperson
- Ability to pass security checks (Enhanced DBS)
- Right to legally reside and work in the UK without any restrictions or limitations
This role is ideally suited to a joint application from two individuals comfortable sharing the living space.
Two individual salaries with a combined income of around £70k
