We're looking for a Quantity Surveyor / Cost Consultant to join our team in Faversham.
You may already be working independently at this level and simply be looking for a different environment, broader experience or a consultancy where your contribution is more visible. Alternatively, you may be an experienced Assistant Quantity Surveyor who has developed the capability to take on greater responsibility.
Either way, we're more interested in what you can do, how you work and what you're looking for from your career than the title currently on your business card.
At Modus, our Quantity Surveyors manage their own projects, build direct relationships with clients and work across the full project lifecycle — from early cost advice and procurement through construction to final account.
You'll have autonomy over your work while still having experienced Senior Surveyors and Directors around you whenever you need another perspective or support.

- Continue progressing towards Senior Surveyor and beyond if that is where your ambitions take you.

A significant proportion of the projects you'll work on therefore have a very visible purpose — improving hospitals, schools, public buildings and community facilities.

What you'll be doing
You'll typically take responsibility for your own commissions and act as the client's main day-to-day Quantity Surveying / Cost Consultancy contact.
Depending on the project, your role will include:
- Preparing and presenting Order of Cost Estimates and Elemental Cost Plans.
- Preparing Bills of Quantities and other pricing documentation.
- Providing cost advice throughout the design process.
- Undertaking benchmarking, option appraisals and value engineering.
- Advising clients on procurement and tendering strategies.
- Preparing and managing tender documentation.
- Managing tender processes, undertaking tender analysis and preparing tender reports.
- Negotiating with contractors and supporting contract formation.
- Preparing and finalising contract documentation.
- Producing and presenting project financial and cost reports.
- Undertaking interim valuations.
- Managing variations and change control.
- Advising clients and project teams on commercial and contractual matters.
- Negotiating and agreeing commercial matters with contractors.
- Preparing and agreeing final accounts.
- Attending and leading client, design-team and project meetings.
- Supporting Graduate and Assistant Surveyors where appropriate.
About you
You'll either already be independently managing your own projects or have developed sufficient experience to be ready to do so with appropriate support.
We're looking for someone with:
- A degree in Quantity Surveying or another relevant qualification.
- Solid client-side construction consultancy Quantity Surveying / Cost Consultancy experience.
- Strong pre- and post-contract knowledge.
- Experience preparing cost plans, tender documentation and project financial reports.
- A sound understanding of procurement and construction contracts.
- Excellent communication and organisational skills.
- The confidence to deal directly with clients and project teams.
- A proactive approach and willingness to take responsibility for your work and advice.
- Strong commercial awareness and professional judgement.
- A collaborative approach to working with colleagues, clients and other consultants.
You don't need to know everything — none of us do. What matters is that you're comfortable taking responsibility, using your judgement and asking for input when you need it.
Previous Contract Administrator or Employer's Agent experience is not required. If that's an area you'd like to develop, there will be opportunities to gain experience alongside your core Quantity Surveying role.
If you're working towards chartership, we'll support you through your RICS APC and towards MRICS.
You may currently be working as a Quantity Surveyor, Project Quantity Surveyor, Cost Consultant or Project Cost Consultant. We're much more interested in your capability than your current job title.
