About the Role
We are looking for an ambitious Intermediate Quantity Surveyor to join our growing commercial team.
This is an ideal opportunity for someone who has already gained a solid grounding in Quantity Surveying and is now looking for their second or third career move, where they can take on greater responsibility and continue developing their commercial experience.
You will work across a range of projects, taking responsibility for key commercial activities including valuations, cost reporting, variations, tendering, procurement and contractual matters.
Working closely with operational teams, clients, subcontractors and suppliers, you'll gain exposure to both the commercial and practical delivery of projects.
We're looking for someone who has moved beyond trainee or graduate level, has good commercial foundations and is ready to take greater ownership of their work while continuing to develop.
Key Responsibilities
- Prepare and manage project cost information and commercial transactions
- Assist with and take increasing ownership of monthly valuations and cost reporting
- Carry out site and digital measurements for tenders and live projects
- Identify, assess and manage project variations, highlighting potential commercial issues at an early stage
- Prepare tender documentation and analyse tender returns
- Support and manage aspects of subcontractor and supplier procurement
- Monitor project costs, commitments and overall commercial performance
- Maintain accurate commercial and contractual records throughout the project lifecycle
- Liaise with clients, designers, subcontractors, suppliers and internal teams on commercial and contractual matters
- Attend project, site and client meetings as required
- Assist with the management and resolution of commercial and contractual queries
- Prepare reports, schedules and cost-performance information
- Work closely with site and operational teams to understand project progress and identify commercial risks and opportunities
- Ensure commercial activities are completed accurately and in accordance with internal procedures
- Collaborate with project managers, contractors, and suppliers to negotiate costs and manage contractual changes
- Prepare tender documentation, analyse bids, and recommend the most competitive and feasible options
- Maintain comprehensive records of all financial transactions related to each project for transparency and audit purposes
- Support the procurement process by sourcing materials and services while ensuring cost efficiency
- Assist in resolving any discrepancies or disputes related to project costs or contractual obligations
- Contribute to risk management by identifying potential financial issues early and proposing mitigation strategies
These responsibilities develop the original role's focus on valuations, cost reporting, tender measurement, variations, procurement and stakeholder liaison while providing the greater ownership expected at Intermediate level.
About You
You may currently be working as an Assistant Quantity Surveyor or Intermediate Quantity Surveyor and be ready for a role that gives you greater exposure and responsibility.
Ideally, you'll have:
- Around 2–5 years' relevant Quantity Surveying experience
- A relevant Quantity Surveying, Commercial Management or construction-related qualification, or be working towards one
- Practical experience with valuations, measurements and cost reporting
- Experience or good exposure to variations, tendering and procurement
- Strong numerical and analytical skills
- Good commercial awareness and problem-solving ability
- Strong attention to detail
- Confidence communicating with clients, subcontractors, suppliers and operational teams
- Good Microsoft Office skills, particularly Excel
- The ability to organise and prioritise your own workload
- The ability to work independently while knowing when to seek guidance
- A proactive attitude and genuine interest in progressing your commercial career
The underlying role requires strong numerical ability, organisation, communication, commercial awareness and relevant QS qualifications; the Intermediate position adds the expectation of existing practical experience and greater independence.

This isn't a trainee position, but equally, we're not looking for the finished article. We want someone who has built good foundations in their first few years within Quantity Surveying and is now ready for the next stage of their career.
You'll be encouraged to understand the projects you're working on, ask questions, identify commercial risks and opportunities, and progressively take greater ownership of the financial and contractual aspects of your projects.

- Proven experience as a Quantity Surveyor or in a similar role within the construction industry
- Strong knowledge of cost control principles, budgeting, and financial reporting
- Familiarity with construction contracts, procurement procedures, and legal considerations
- Excellent analytical skills with attention to detail for accurate cost estimation and monitoring
- Effective communication skills for liaising with clients, contractors, and internal teams
- Proficiency in industry-standard software such as CostX, Bluebeam, or equivalent tools
- Ability to prioritise tasks efficiently in a fast-paced environment while maintaining accuracy
