Job Overview
We are seeking an experienced Project Manager to lead fire remediation and cladding removal works on occupied residential high-rise buildings across Bristol and the surrounding region. This is a critical, high-visibility role within the building safety sector, requiring a confident communicator who can manage complex technical works while keeping resident welfare and safety at the centre of every decision.
You will take full ownership of project delivery — from mobilisation through to practical completion — coordinating design teams, principal contractors, subcontractors, and client stakeholders to ensure works are delivered safely, on programme, and in full compliance with current building safety legislation.
Key Responsibilities
- Manage the end-to-end delivery of fire remediation and facade/cladding removal and replacement projects on occupied residential high-rise buildings
- Act as the primary point of contact for clients, residents' associations, freeholders, and managing agents throughout the project lifecycle
- Ensure all works comply with the Building Safety Act, Fire Safety Act, and relevant Approved Documents (Part B)
- Develop and manage project programmes, budgets, and resourcing plans
- Chair progress meetings and produce regular reporting for clients and internal stakeholders
- Oversee health, safety, and welfare arrangements for site teams and residents, including liaison on decant, access, and disruption management
- Manage the appointment and performance of subcontractors and specialist trades (scaffolding, cladding installers, fire stopping, render/EWI)
- Monitor quality control and ensure works are signed off against building control and fire engineer sign-off requirements
- Manage project risk registers and resolve issues proactively
- Support commercial teams with valuations, variations, and final account processes

About You
- Proven experience as a Project Manager delivering fire remediation, cladding remediation, or external wall/facade projects
- Experience working on occupied residential buildings, ideally high-rise, with a strong understanding of resident liaison and considerate construction
- Sound knowledge of building safety legislation, including the Building Safety Act 2022 and PAS 9980 fire risk appraisal of external walls
- SMSTS and CSCS (Manager level) required; NEBOSH or IOSH Managing Safely desirable
- Relevant construction/project management qualification (e.g. HNC/HND, degree in Construction Management, or equivalent) desirable
- Strong stakeholder management skills, with the ability to communicate clearly with residents, clients, and technical teams alike
- Full UK driving licence
