Position: Maintenance Manager
Hours: Full-time 40hrs per week Mon-Fri
Working Hours: 8:00am - 4:00pm, with one hour unpaid break (35hrs paid per week)
Salary: £14.00 pre hour increasing to £14.50 upon successful completion of a 6-month probationary period

We are looking for a dedicated and skilled Maintenance Person to ensure the home remains in excellent condition and meets all necessary compliance standards.
Job Purpose:
The Maintenance Manager is responsible for ensuring Marley Court Care Home is maintained to the highest standards, providing a safe, compliant, and welcoming environment for residents, visitors, and staff.The role combines hands-on maintenance duties with the planning, coordination, and oversight of refurbishment and renovation projects alongside the Senior Operations Coordinator. The successful candidate will take ownership of the home's day-to-day maintenance, proactively identify improvements, and work closely with the Home Manager and Head Office to deliver planned maintenance programmes and future development projects.This is a practical role suited to an experienced tradesperson who is capable of working independently, prioritising workloads, and maintaining excellent communication with the Home Manager, Senior Operations Coordinator, and external contractors.
Key Responsibilities:
Day-to-Day Maintenance
- Carry out general repairs and maintenance throughout the care home.
- Complete reactive maintenance requests in a timely manner.
- Undertake planned preventative maintenance (PPM).
- Perform minor plumbing, joinery, decorating, electrical, flooring, and general building repairs within competency.
- Maintain external grounds, pathways, fencing, gardens, and outdoor areas.
- Assemble furniture and equipment as required.
- Prepare and refurbish resident bedrooms and communal areas.
- Ensure maintenance stores and workshops remain organised and adequately stocked.
- Respond promptly to urgent maintenance issues affecting resident safety or the day-to-day operation of the home.
- Carry out regular visual inspections of the building and report any significant defects.
Planned Maintenance & Renovation Projects
Working alongside the Senior Operations Coordinator, the Maintenance Manager will:
- Assist in planning refurbishment and renovation projects throughout the home.
- Coordinate and oversee contractors whilst they are on site.
- Monitor project progress and ensure works are completed to the required quality and within agreed timescales.
- Identify opportunities to improve the environment, functionality, and appearance of the home.
- Obtain quotations for maintenance and project works where required.
- Assist with room conversions, decoration programmes, and capital improvement projects.
- Ensure disruption to residents is kept to a minimum during all planned works.
Compliance & Health & Safety
- Ensure the premises remain compliant with Health & Safety legislation and company policies.
- Carry out routine building inspections.
- Complete and record regular fire safety, water hygiene, and environmental checks where required.
- Report defects requiring specialist contractors.
- Maintain safe systems of work and ensure PPE is worn where appropriate.
- Ensure all tools and equipment are maintained, tested, and stored safely.
Digital Systems & DocumentationThe Maintenance Manager is responsible for maintaining accurate maintenance records using the company's digital systems.This includes:
- Managing maintenance requests through Monday.com.
- Updating job progress, priorities, and completion notes.
- Uploading photographs and evidence of completed works.
- Maintaining servicing records, inspections, compliance documentation, and maintenance logs within Acticare.
- Supporting the planning and scheduling of future maintenance works using company systems.
Communication
- Work closely with the Home Manager to prioritise maintenance requirements.
- Liaise regularly with the Senior Operations Coordinator regarding ongoing maintenance, refurbishment projects, and future developments.
- Maintain effective communication with Head Office departments where required.
- Coordinate external contractors and monitor the quality of completed works.
- Provide regular updates on outstanding maintenance tasks and project progress
Person SpecificationEssential
- Proven experience within a recognised trade such as Joinery, Plumbing, Building Maintenance, or a multi-skilled maintenance role.
- Previous experience carrying out building maintenance and repairs.
- Ability to work independently and use initiative.
- Excellent problem-solving and organisational skills.
- Strong communication skills.
- Good understanding of Health & Safety legislation.
- Competent using computers, tablets, and digital maintenance systems.
- Ability to manage multiple priorities and work to deadlines
Desirable
- Previous experience within a care home, healthcare, or similar environment.
- Experience overseeing refurbishment or renovation projects.
- Knowledge of CQC standards relating to the care environment.
- Experience using digital maintenance management software.
- PAT Testing qualification or relevant maintenance qualifications.
