What is the role?
We're looking for an ambitious and commercially minded Commercial Property & Acquisitions Manager to join Hafod's Development team and play a key role in delivering our growth ambitions across South East Wales.
This is an exciting opportunity to lead Hafod's commercial property portfolio while driving acquisitions and buy-back opportunities that support the delivery of high-quality homes and sustainable communities. You'll be responsible for maximising the performance and value of our commercial assets and exploring new ventures, building strong relationships with tenants, leaseholders, developers and key external partners, and identifying opportunities that align with Hafod's social purpose and long-term objectives.

You'll combine strategic thinking with hands-on delivery, leading commercial property management, acquisitions, funding opportunities and stakeholder engagement. Working across the organisation and with external partners, you'll help secure new opportunities that create lasting benefits for customers and communities.
This role involves travelling independently across our sites and services as part of day-to-day duties. You'll therefore need to hold a full, valid driving licence and have access to a vehicle. If you use your own vehicle for work, you'll also need appropriate insurance (for example business use).
What you'll be doing

Leading the management and performance of Hafod's commercial and office property portfolio, ensuring assets are well managed, compliant and delivering value.

Developing strong relationships with commercial tenants, leaseholders, developers, estate agents, local authorities and Welsh Government partners.

Identifying, appraising and delivering acquisition, buy-back and affordable housing opportunities in line with Hafod's growth strategy.

Preparing business cases, financial appraisals and recommendations to support investment decisions and governance approvals.

Managing grant funding applications, programme delivery and post-acquisition integration within Hafod to ensure successful outcomes for the business and communities.

What you'll bring
We're looking for someone with strong commercial awareness, property expertise and relationship-building skills who can confidently lead complex projects and deliver results.
Essential
-
Significant experience within property, acquisitions, development, asset management or commercial estate management.

Experience managing commercial leases, landlord and tenant relationships and property transactions.

Strong stakeholder management and negotiation skills, with experience working with external partners and funding bodies.

Experience preparing business cases, financial appraisals and investment assessments.

Knowledge of property legislation, leasehold matters and project governance.
-
Strong project management, organisational and problem-solving skills.
-
Degree or equivalent qualification in a relevant property, development, construction or related discipline.
Desirable
-
Experience within the housing association or affordable housing sector.

Knowledge of Welsh Government housing and regeneration funding programmes.

Experience with Section 106 acquisitions and affordable housing delivery.

Experience managing grant-funded programmes and compliance requirements.

Knowledge of development appraisal software such as ProVal or similar.
