A rare and exciting opportunity has become available at Incommunities for a Director of Assets and Compliance. This role sits within our Development and Property Directorate reporting to the Executive Director.
The purpose of the role is to lead the development and delivery of the Strategic Asset Management Plan, ensuring that investment, compliance, building safety, sustainability and stock decisions are affordable, evidence-based and aligned with the business plan, regulatory requirements and customer outcomes.

This position will be central to developing strategy and enabling change across the Property and Assets directorate and wider organisation.
Duties
This is a key role within the Asset Directorate, and we are looking for an inspiring and focused leader who can provide strong leadership, energy and focused performance across all asset functions.
- Own the strategic planning, delivery and performance of capital investment, compliance and sustainability programmes, including budget management, forecasting, value for money, grant-funded delivery and clear reporting to the Executive, Board and relevant committees.

Ensure robust assurance across all landlord health and safety responsibilities and property compliance areas, including fire, gas, electrical safety, asbestos, water hygiene, lifts, damp and mould, building safety and high-rise and higher-risk building obligations.

Lead the use of asset data, stock condition intelligence, option appraisal and investment modelling to inform long-term decisions on investment, disposal, remodelling, regeneration and sustainability.

Establish strong commercial and contract management arrangements for investment, compliance and specialist work, ensuring contractors and partners deliver quality, cost, safety, customer and performance outcomes.

Ensure our customers’ views are at the centre of our strategies, improvements and contributing to our Board committees and resident involvement forums.

Lead and implement Incommunities’ asset sustainability and decarbonisation strategy, ensuring delivery of net zero ambitions and maximising external funding opportunities.
Requirements
We are looking for individuals with extensive experience, knowledge and understanding in asset management, property, and building safety compliance. Other experience we are looking for includes:
- Experience of leading customer-facing property functions and developing asset management and sustainability strategies, delivery plans and strategic plans.
- Ability to lead, motivate and develop a large and essential team whose success has a positive impact across the wider business.

Understanding and/or experience of leading or working closely with an in-house repairs team and contractors to improve service delivery and the overall customer experience.

Have a passion for inspiring change and promoting an excellent customer ethos.

Ability to provide clarity and focus to teams so they know what they need to do and understand the role they play.

Excellent analytical skills, with the ability to use data to inform decisions.

Experience of managing complex change projects and business transformation.
