Site Manager / Mission Controller – Swindon

Pay: £28,111 basic salary, circa £34,000 OTE
Additional Pay: Uncapped commission at £40 per move-in, plus annual company performance bonus
Job Summary
We are looking for a proactive, customer-focused and commercially aware individual to join The Space Program as our Site Manager / Mission Controller at our Swindon self-storage site.
This is a key site-based role, responsible for the day-to-day success of the location. You will be the face of the site, supporting customers, converting enquiries, maintaining strong operational standards, managing administration accurately and helping grow local awareness of the business.
Our Swindon site is currently performing strongly, with around 200 external storage containers, a rentable office space and further growth planned. We need someone who can protect those standards, build on the current momentum and take genuine ownership of the site.
This is not a role where you simply sit behind a desk. It is a balanced position that combines customer service, sales conversion, local business development, site presentation, administration, health and safety, and practical hands-on work.
You will usually be working independently, so you must be comfortable managing your own workload, making sensible decisions, following procedures and getting things done properly.
Customer Service and Sales
You will be the first point of contact for customers and visitors, helping them find the right storage solution and making the process clear, simple and professional.
You will:
- Handle enquiries in person, over the phone and by email.
- Welcome customers and visitors to the site.
- Understand each customer’s needs and recommend the most suitable storage option.
- Provide quotes and explain pricing, promotions, access, insurance/protection and rental terms clearly.
- Follow up enquiries and convert suitable leads into bookings.
- Conduct site tours and support customers through the move-in process.
- Process customer documentation, payments and account updates accurately.
- Promote packaging, insurance/protection, Business Club, Sign & Store and other relevant services.
- Encourage positive customer feedback and Google reviews.
- Deal with customer queries or issues calmly and professionally.
Commercial Performance
You will play an active role in supporting the commercial success of the Swindon site.
You will:
- Contribute to occupancy, revenue, customer feedback and site performance targets.
- Follow up all leads and lapsed enquiries to maximise conversion.
- Support customer retention through strong service and accurate account management.
- Manage stock levels of merchandise, including boxes, padlocks and packing materials.
- Look for opportunities to grow local awareness and generate new business.
- Build relationships with local businesses, trades, estate agents, removals companies and other relevant contacts.
- Support local marketing activity, leaflet distribution and business engagement.
- Feed back local market information, customer trends and competitor activity.
Site Standards and Operations
You will take pride in the appearance, safety and operation of the site.
You will:
- Open and close the site each day.
- Carry out regular site walks and operational checks.
- Make sure containers, access routes, customer areas, signage, parking areas and the rentable office space are clean, safe and well-presented.
- Prepare units for new customers.
- Complete practical tasks including cleaning, litter picking, basic checks, stock organisation and general housekeeping.
- Identify and report maintenance issues, defects, damage or site concerns.
- Work with the Facilities Manager and contractors where required.
- Support contractor visits and permit-to-work requirements when needed.
- Maintain high standards across the whole customer journey.
Administration and Systems
Accurate administration is a key part of the role.
You will:
- Use Pipedrive, Outlook, Excel and Word as part of your daily work.
- Log customer interactions, enquiries and follow-ups correctly.
- Maintain accurate customer records and site information.
- Process payments, refunds, account changes and rental updates.
- Complete rental agreements and customer documentation.
- Support reporting linked to occupancy, revenue, Google reviews and other KPIs.
- Work with the accounts team and Credit Controller on debt, account queries and overlock processes.
- Keep records organised, accurate and easy for colleagues to understand.
Safety, Security and Lone Working
You will be responsible for supporting a safe, secure and professional site environment.
You will:
- Follow company health, safety and security procedures.
- Complete site checks and report hazards, risks, incidents, accidents or near misses.
- Support safe vehicle movement around the site.
- Ensure customers, visitors and contractors follow site rules.
- Use PPE where required.
- Carry out some manual handling duties safely.
- Follow lone-working procedures.
- Escalate concerns early and appropriately.
- Support a minimal out-of-hours rota, approximately one week in every five, with wider support available.
Full training will be provided for systems, equipment, tools, safety procedures and site tasks.

Previous self-storage experience is not essential. The right attitude is more important.
You will need:
- Strong customer service skills.
- Confidence speaking to customers face-to-face and over the phone.
- A proactive approach to sales and enquiry follow-up.
- Good organisation and attention to detail.
- Confidence using Outlook, Excel and Word.
- Willingness to learn Pipedrive and other business systems.
- A practical, hands-on approach to site standards.
- Confidence working independently.
- A calm and constructive approach to solving problems.
- Good written and verbal communication.
- A full UK driving licence.
- Willingness to get out locally and generate new business.
- Pride in representing the company professionally.
