We have an exciting opportunity for a motivated and experienced Property Manager to join our Estates, Valuation and Facilities team.
This is a varied and rewarding role, offering the chance to work across commercial property, residential lettings, asset management, valuations, acquisitions, and affordable housing projects. You'll play a key role in helping us maximise the value of our property assets while supporting the delivery of homes and services that benefit communities across the New Forest.

You will also play a vital role in:

Managing the Council's private residential property investment company.
- Supporting the delivery of affordable housing acquisitions.
- Conducting valuations for a wide range of purposes.
- Negotiating lease renewals, rent reviews and property transactions.
- Ensuring compliance across residential letting activities.
- Supporting strategic property initiatives that contribute to the Council's wider objectives.
You’ll thrive in this role if you are:

Either a qualified RICS member a Registered Valuer or actively working towards this qualification.
- Experienced in residential and commercial property management.
- Knowledgeable in landlord and tenant legislation, residential lettings compliance, and valuation practice.
- A confident negotiator who can balance commercial awareness with customer-focused service delivery.
- Comfortable working independently and managing a varied caseload.
- An excellent communicator, able to present technical information clearly and professionally.
- Skilled in Microsoft Office, report writing and property-related financial analysis.
What you’ll be doing

Managing a small portfolio of private residential property assets.
- Supporting the management of a commercial portfolio.
- Undertaking valuations for acquisitions, disposals, rent reviews, capital accounting, and statutory purposes.
- Negotiating leases, acquisitions and disposals of land and property.
- Managing a private residential lettings and development company.
- Coordinating tenancies, tenant relationships, and associated compliance requirements.
- Supporting affordable housing acquisitions.
- Undertaking inspections, surveys, and site visits across the district.
- Preparing reports, recommendations and professional advice for senior officers, Members, and company boards.
- Collaborating closely with colleagues, partners, tenants, contractors, and external stakeholders.
