Altec is a specialist M&E contractor delivering mechanical, HVAC and building services projects across commercial, industrial and critical operational environments throughout the UK. Our mechanical projects include HVAC replacement and upgrade works, ventilation, cooling, heating, refrigeration, controls and associated electrical interfaces. We manage projects from survey and tender through design development, procurement, installation, commissioning and handover.
Purpose of the Role
The Mechanical HVAC Manager will lead the technical, pre-construction and delivery functions across Altec's mechanical projects. The role will have significant involvement in tendering and securing new work, including surveys, design review, plant selection, scope development, supplier/subcontractor engagement, cost build-ups, value engineering and tender adjudication. Post-award, the Mechanical HVAC Manager will maintain technical and commercial oversight through procurement, installation, commissioning and handover, ensuring the tendered solution is delivered safely, compliantly and profitably.
Key Responsibilities Tendering & Pre-Construction
- Review specifications, drawings, schematics, schedules and pricing documents. Undertake pre-tender surveys and establish existing system configuration, condition, constraints and interfaces.
- Define mechanical scope, design requirements, exclusions, assumptions and risks. Develop plant selections and technical solutions against duty, performance and client requirements.
- Produce equipment schedules, take-offs and subcontract packages.
- Prepare RFQs for plant, materials and specialist packages.
- Technically and commercially analyse supplier and subcontractor returns. Identify scope gaps, duplication, exclusions and abnormal cost items.
- Build and review mechanical tender costs covering plant, materials, labour, subcontractors and specialist services.
- Develop VE and alternative technical solutions.
- Support tender adjudications, clarifications, BAFOs and client negotiations.
- Ensure technical compliance while maintaining competitive cost and required margin.
- Maintain clear handover of tender assumptions, risks and commitments into project delivery.
Technical Management
- Provide technical leadership across HVAC and mechanical projects.
- Review and challenge proposed designs, plant selections and system arrangements.
- Assess refurbishment, replacement and modification requirements to existing systems.
- Provide technical input across VRF/VRV, DX, chillers, CHW, AHUs, ventilation, heat recovery, LTHW, boilers, pumps, pressurisation, pipework, refrigeration, electric heating and BMS interfaces.
- Review heating/cooling duties, airflows, system capacities and plant performance. Identify design omissions, coordination issues and constructability risks.
- Review technical submissions, manufacturers' data and subcontractor proposals. Manage D&B responsibilities and specialist design interfaces.
- Coordinate mechanical requirements with electrical, BMS, structural and builders' work elements.
- Resolve technical issues through design, installation and commissioning.
Project Delivery
- Manage mechanical projects from award through completion and handover.
- Lead mobilisation, procurement, programming and subcontractor appointments.
- Manage delivery against scope, programme, budget and specification.
- Coordinate works within live and critical operational environments.
- Manage shutdowns, isolations, enabling works and service interfaces.
- Monitor plant and material lead times against programme.
- Undertake site inspections and technical quality reviews.
- Manage project risks, delays, design changes and variations.
- Coordinate testing, commissioning, witnessing and system integration.
- Manage snagging, O&M information, certification and as-built documentation.
- Commercial & Procurement Manage projects against tender budget and target margin.
- Monitor plant, material, labour and subcontract expenditure. Identify and commercially manage variations and scope change.
- Support valuations, applications for payment and final accounts. Ensure procurement packages accurately reflect tendered scope and specification.
- Negotiate and challenge supplier and subcontractor pricing.
- Develop and maintain a competitive mechanical/HVAC supply chain.
- Review project performance against tender allowances and feed lessons learned into future pricing.
Health, Safety & Compliance
- Ensure compliance with CDM, client standards and Altec procedures.
- Review CPPs, RAMS and subcontractor documentation.
- Ensure appropriate controls for lifting, refrigerant works, hot works, pressure systems, isolations and live environments.
- Undertake site inspections and technical compliance reviews.
- Ensure installations comply with specification, approved design, manufacturer requirements and applicable standards.
- Client Management Act as the technical lead for mechanical/HVAC matters.
- Attend surveys, tender interviews, technical reviews and project meetings.
- Provide clear technical advice and solutions to client requirements.
- Manage technical expectations, risks and change throughout the project lifecycle. Identify additional works and future project opportunities.
- Support development of long-term client relationships and repeat business.
Skills & Experience Essential
- Extensive mechanical/HVAC contracting experience.
- Strong technical knowledge of HVAC plant, systems and controls.
- Proven experience pricing and tendering mechanical projects.
- Ability to interrogate drawings, specifications, schedules and consultant designs.
- Strong plant selection and system design knowledge.
- Ability to produce and validate mechanical scopes and cost build-ups.
- Experience evaluating supplier and subcontractor quotations.
- Strong D&B, constructability and technical risk awareness.
- Proven mechanical project delivery experience.
- Strong commercial, procurement and cost-control capability.
- Experience managing specialist subcontractors and manufacturers.
- Strong knowledge of CDM, RAMS, commissioning and handover requirements.
- Experience working within live operational environments.
- Strong client-facing and technical communication skills.
- Full UK driving licence.
Desirable
- HNC/HND/Degree in Mechanical or Building Services Engineering.
- SMSTS / CSCS / IOSH. Refrigeration/HVAC industry qualifications.
- Critical infrastructure, telecommunications or data centre experience.
- D&B mechanical project experience.
