Job Summary
We seek an experienced and organised Block Manager to join our lively team overseeing a portfolio of residential blocks throughout East Anglia, Essex and London. Ideally, you will be TPI/IRPM qualified to Associate Level, although this isn't essential as we provide a training and development program, and we are happy to accept applications from those who may be in a more junior role and looking to step up, however we must clarify that solid experience of working in the block management or lettings management industry is vital. A driving licence, and the use of a car are necessary. The role offers the right candidate the opportunity of a mix of office and home working around business needs.
Duties
- Property Management: Oversee the management of leasehold properties, ensuring they are well-maintained and comply with relevant laws and regulations.
- Leaseholder Relations: Serve as the main point of contact for leaseholders and tenants, addressing queries, concerns, and complaints promptly and professionally.
- Service Charge Management: Calculate, collect, and manage service charges from tenants, ensuring accurate and timely invoicing and payment tracking.
- Maintenance & Repairs: Organise and supervise regular maintenance, repairs, and improvements, including liaising with contractors and service providers.
- Health & Safety Compliance: Ensure that properties meet all legal and safety requirements, including risk assessments, fire safety checks, and insurance obligations.
- Budgeting & Financial Reporting: Prepare and manage budgets for building maintenance and repairs, providing financial reports to stakeholders as required.
- Legal Compliance: Stay updated on landlord-tenant law, ensuring the property complies with current legislation, and handle leasehold disputes as needed.
- Leaseholder Meetings: Organise and attend AGM/ Resident/Director meetings, providing updates on property management issues and resolving any disputes.
- Inspections: Conduct regular site inspections to ensure buildings are being maintained to an appropriate standard and address any issues.
- Contractor Management: Source, negotiate, and manage contracts with suppliers and service providers, ensuring work is completed to a high standard.
- Documentation & Records: Maintain accurate records of leases, service charge accounts, and correspondence with leaseholders and contractors.
- Solid knowledge of Landlord & Tenant Act and other related legislation pertaining to the Residential Block Management Industry.

Job Type: Full-time
Pay: £32,000.00-£35,000.00 per year
