London Property Guru is a London-based lettings, sales and investment advisory firm managing a portfolio of high-quality apartments across prime London and new-build developments, with a growing international investor client base. We act for UK and overseas landlords, investors and high-net-worth clients, and we pride ourselves on professional standards, compliance excellence and a genuinely client-first approach.
We're now looking for an experienced Senior Property Manager to manage a portfolio of properties, act as a senior figure within our property management team, and grow with the business as our portfolio expands.
The Role
This is a senior, hands-on role with two sides. First, you'll personally manage a portfolio of properties end-to-end, to the highest standard. Second, you'll act as a senior point of expertise and escalation within the team — supporting and mentoring colleagues, raising standards and helping us build scalable processes.
Key Responsibilities
- Manage a portfolio of residential managed properties end-to-end, to a consistently high standard
- Act as a senior point of escalation for landlords, tenants and contractors
- Oversee tenant move-ins, move-outs, check-in/check-out and inventory processes
- Coordinate maintenance, repairs and contractor performance — ensuring works are completed to standard, on time and on budget
- Handle deposit disputes, including evidence preparation and adjudication submissions
- Ensure full compliance across your portfolio (gas safety, EICR, EPC, smoke/CO alarms, licensing, right to rent, and the requirements of the Renters' Rights Act 2025)
- Manage snagging on new-build units and liaise with developers where required
- Support and mentor members of the property management team, sharing expertise and helping raise standards
- Help develop and improve SOPs and processes as the department scales
- Maintain accurate records on the CRM and ensure all compliance documentation is current
- Build and protect strong landlord and investor relationships, supporting client retention and satisfaction
What We're Looking For:
Essential:
- Minimum 3–5 years' residential property management experience, including AST managed portfolios
- Strong, up-to-date knowledge of UK lettings legislation and compliance, including the Renters' Rights Act 2025
- Experience handling deposit disputes and the full tenancy lifecycle
- Confident managing contractors and maintenance budgets
- Excellent organisation and the ability to manage a busy portfolio without dropping detail
- Strong communication skills and a professional, calm approach to landlord and tenant relationships
- Proficiency with property CRM systems and Microsoft Office
- The ambition and aptitude to grow into a departmental leadership role
Desirable:
- ARLA Propertymark qualification (or working towards)
- Previous experience supporting, mentoring or supervising colleagues
- Experience with prime London and/or new-build developments
- Experience working with international/overseas landlords and investors
