Estates Surveyor – Interims
Who We Are
We are looking for a proactive and skilled Estates Surveyor to join our Corporate Property Team. You will act as the main point of contact for tenants across the Council's mixed commercial estate, managing a range of Landlord and Tenant matters, property transactions, and wider estate management activities. This is an exciting opportunity to contribute to effective commercial property management while working closely with tenants, legal colleagues, finance teams, and senior stakeholders.
What We're Looking For
We are seeking a MRICS-qualified Chartered Surveyor with significant experience in commercial Landlord and Tenant surveying and managing mixed-use or mixed commercial property portfolios. You will have proven experience negotiating rent reviews, lease renewals, lease re-gears, and new lease transactions. You will be confident managing stakeholder relationships, monitoring property finances, and delivering multiple workstreams within agreed deadlines.
Key Responsibilities
- Act as the main point of contact for tenants across the Council's mixed commercial estate
- Manage Landlord and Tenant matters, including rent reviews, lease renewals, lease re-gears and negotiations, and new lease agreements
- Build and maintain effective relationships with tenants and key stakeholders
- Work closely with legal colleagues to progress lease documentation and complete transactions efficiently
- Liaise with finance teams to ensure rental income, service charges, and other payments are accurately recorded
- Monitor lease events, tenant negotiations, and wider estate management activity
- Monitor property income and expenditure, identifying financial risks and opportunities
- Prepare financial forecasts and regular budget reports
- Ensure property transactions and management activities comply with relevant legislation, professional standards, and Council policies
- Manage multiple workstreams effectively and ensure agreed deadlines are met
- Provide clear and accurate analytical and financial reporting to support estate management and decision-making
- Maintain strong communication and collaboration with tenants, legal advisers, finance teams, and senior management
Must Have
- MRICS-qualified Chartered Surveyor
- Significant experience in commercial Landlord and Tenant surveying
- Proven experience negotiating rent reviews, lease renewals, and new lease transactions
- Experience managing a mixed-use or mixed commercial property portfolio
- Strong stakeholder management and communication skills
- Ability to work effectively with tenants, legal advisers, finance teams, and senior management
- Experience in budget monitoring, financial reporting, and forecasting
- Strong analytical and reporting skills with excellent attention to detail
- Ability to manage multiple workstreams and meet agreed deadlines
- Eligibility to work in the UK
- Completion of the required Criminal Convictions Declaration
- Data Protection Level 1 training
Nice to Have
- Experience working within a local authority or wider public sector property environment
- Knowledge of property management systems and financial monitoring tools
- Experience working with Council or public-sector estate management and property procedures
- Understanding of public-sector property governance and compliance requirements
