Mechanical bias Shift Technician
Location: 22 Bishopsgate
Purpose of Job
To ensure all critical building services and environmental conditions are maintained at all times, with a particular focus on mechanical plant and systems. The successful candidate will be responsible for carrying out planned preventative maintenance (PPM), reactive maintenance and fault finding across a range of mechanical and building services equipment within a critical environment.
Working on a 6am – 6pm continental shift pattern, the Shift Technician will demonstrate strong knowledge of HVAC systems, pumps, motors, valves, pipework, water systems, AHUs, FCUs, chillers and associated mechanical plant. Experience of working with UPS systems, generators, LV systems and BMS controls within a critical environment is also desirable.
Key Responsibilities
- Carry out planned preventative maintenance (PPM) and reactive maintenance on all mechanical and electrical plant in accordance with site schedules and asset maintenance plans.
- Diagnose and rectify faults on mechanical building services equipment including HVAC systems, pumps, motors, valves, AHUs, FCUs, pressurisation units, expansion vessels and associated plant.
- Monitor and maintain critical building systems to ensure maximum uptime and operational performance.
- Ensure all reactive maintenance tasks are completed promptly and proactively identify opportunities for plant improvements and reliability enhancements.
- Monitor building environmental conditions through the BMS system and take corrective action where required to maintain optimal operating conditions.
- Ensure plant faults and defects are swiftly identified, reported and remedied to maintain equipment in a safe and serviceable condition.
- Provide technical support for mechanical systems including chilled water, heating hot water, domestic water services and associated distribution systems.
- Manage and supervise specialist subcontractors undertaking maintenance and repair activities on site.
- Operate and administer the Permit to Work and Lock Out Tag Out (LOTO) systems in accordance with BGIS procedures and client requirements.
- Ensure all plant rooms and engineering areas are maintained to a high standard of housekeeping and safety.
- Identify spare parts requirements and provide recommendations for remedial works, including estimated costs and timescales.
- Complete all maintenance records, reports and CAFM system updates accurately and in a timely manner.
- Prepare and review Risk Assessments and Method Statements to ensure safe systems of work are followed at all times.
- Build and maintain strong working relationships with BGIS colleagues, subcontractors and client representatives.
- Ensure all works are carried out in compliance with health and safety legislation, company procedures and client requirements.
- Ensure compliance with contractual KPIs and SLAs.
- Produce detailed shift reports and handovers to ensure continuity of operations.
- Support the engineering team in producing near miss reports, dynamic risk assessments and accurate maintenance records.
- Ensure all assigned tasks are completed efficiently and to the required standard.
- Undertake any additional duties as directed by site management.
Essential Experience
- Mechanical maintenance experience within commercial buildings, data centres, critical environments or large-scale facilities.
- Strong knowledge of HVAC systems, pumps, motors, valves, AHUs, FCUs and associated mechanical plant.
- Experience carrying out fault finding, maintenance and repairs on mechanical building services equipment.
- Understanding of BMS systems and environmental monitoring.
- Experience working within a permit-to-work environment.
- Knowledge of health and safety procedures including LOTO systems.
Desirable Experience
- Experience within critical environments such as data centres or mission-critical facilities.
- Knowledge of UPS systems, generators and LV electrical systems.
City & Guilds, NVQ or equivalent qualification in Mechanical Engineering, Building Services or Plumbing & Heating.
