About Stayland
Stayland is an early-stage mobile-native proptech platform for the UK HMO and room-by-room rental market. Our core mechanic is a qualify-gate that unlocks a self-booking calendar — landlords set screening questions upfront, only matched tenants can book viewings. We are pre-revenue, moving fast, and the Renters' Rights Act (in force May 2026) has created an urgent market gap we are building to fill.
What we need
Someone who has worked inside UK lettings — as a letting agent, property manager, or hands-on landlord — who can go out and interview 15–25 landlords and letting agents, run a structured survey, and come back with a sharp view on where Stayland fits in the market.
This is not a desk research job. You need to have the network and the credibility to get real operators on the phone and get honest answers out of them.
What you will deliver
Phase 1 — Survey execution (weeks 1–3)
Recruit and interview 15–25 landlords and letting agents with HMO or multi-room experience. Cover their viewing workflow, manual screening practices, no-show rates, post-RRA anxiety, and current tools. Deliver annotated findings with direct quotes and a pain frequency ranking.
Phase 2 — Positioning input (weeks 3–5)
Based on your findings, give us a clear recommendation on where Stayland should focus: automated scheduling, qualify-gate vetting, compliance, maintenance, price reduction, or rebooking and reminders. Tell us who the primary buyer is — self-managing landlord or small letting agency — and what 2–3 product or messaging angles will land best right now.
Phase 3 — Optional ongoing
Introductions to pilots, advisory input on product and pricing, potential transition to a formal Advisor role (equity or retainer) based on Phase 1 and 2 performance.
Who we want
Must have:
Direct UK lettings experience as a letting agent, property manager, or landlord with 3+ units
Hands-on HMO or multi-room rental operations experience specifically
Network of landlords or agents you can recruit for interviews
Based in England/London or any major city in UK
Strong bonus:
Letting agency background at branch manager or operations level
Familiarity with the Renters' Rights Act and its practical impact
Prior proptech, startup advisory, or early-stage operator experience
Compensation
Competitive freelance day rate, agreed upfront, paid on Phase 1 and Phase 2 milestones. Strong performance leads to a conversation about an Advisor agreement with equity or retainer as Stayland moves toward revenue and fundraise.
