An exciting opportunity has arisen for an experienced Property Manager to join a well-established and highly regarded independent estate agency on a fixed-term maternity cover contract.
This is an excellent opportunity to take ownership of an established residential portfolio within a professional, friendly and supportive team. The successful candidate will play a key role in delivering exceptional customer service to landlords and tenants while ensuring properties are managed efficiently, professionally and in line with current legislation.
We're looking for a confident and organised Property Manager who enjoys building lasting relationships, solving problems and managing the day-to-day demands of a busy residential portfolio.
The Role
As Property Manager, you will be responsible for the smooth day-to-day management of an established portfolio of residential properties, acting as the main point of contact for landlords, tenants and contractors throughout the tenancy.
You'll oversee maintenance, inspections, renewals, compliance and tenancy-related matters, ensuring issues are resolved efficiently while maintaining excellent communication with all parties.
This is a varied role offering genuine responsibility, where no two days are the same. You'll split your time between the office and property visits, requiring excellent organisational skills and a proactive approach.
Key Responsibilities
- Manage an established portfolio of residential properties from move-in through to tenancy end.
- Act as the primary point of contact for landlords and tenants.
- Coordinate maintenance, repairs and contractor appointments.
- Arrange and carry out routine property inspections.
- Manage follow-up works and communicate recommendations to landlords.
- Handle tenancy renewals, check-ins and check-outs.
- Ensure all managed properties remain compliant with current lettings legislation and safety regulations.
- Maintain accurate property records using the Alto property management system.
- Liaise with contractors to ensure works are completed efficiently and to a high standard.
- Respond promptly to maintenance enquiries and tenancy-related issues.
- Manage deposit negotiations where required.
- Deliver exceptional customer service to landlords and tenants at all times.
- Work closely with colleagues to ensure a seamless lettings and property management service.
About You
To be considered for this position, you'll have:
- A minimum of two years' residential property management experience.
- Experience managing your own residential property portfolio.
- Good working knowledge of the Alto property management system.
- A strong understanding of current lettings legislation and compliance requirements.
- Excellent communication and customer service skills.
- Strong organisational and time management abilities.
- A proactive, professional and solutions-focused approach.
- Excellent attention to detail and problem-solving skills.
- The ability to manage multiple priorities in a busy environment.
- A full UK driving licence and access to your own vehicle is preferred.
