The Role
Property Inspection Operatives have diverse roles at YPP, so workloads vary from day to day. Our work consists mainly of conducting regular room inspections, carrying out minor property maintenance repairs, basic redecoration works, and resealing tasks to help maintain our properties to a high standard.
We are looking for an individual experienced in general property repairs, reactive maintenance, and decorating to join our team, servicing all our properties across many regional cities. The successful candidate will be expected to travel to sites across our regional locations, with regular overnight stays required where necessary. You will carry out property inspections, complete minor maintenance works, and deliver excellent customer service, ensuring every one of our tenants receives a high-quality service.
This role is focused on minor maintenance tasks and any major repairs or specialist works identified during inspections must be reported and referred to our Maintenance Team or approved contractors for completion.
Key Tasks
- Arranging and carrying out daily inspections of occupied properties and reporting findings using the relevant IT software.
- Carrying out all duties with due regard for safe working practices, Health and Safety Regulations, and COSHH, while safeguarding yourself, our tenants, colleagues, contractors, and members of the public.
- Assessing problems that require professional attention, reporting these promptly to the management team.
- Carrying out minor maintenance works including:
- Basic plumbing repairs.
- Minor electrical maintenance, such as replacing light bulbs and changing plugs.
- Basic joinery repairs.
- General patch repairs.
- Painting and decorating.
- Resealing bathrooms, kitchens, and other sanitary areas.
- Completing redecoration works following repairs or during routine property maintenance.
- Maintaining a clean and safe site, including the removal of litter and graffiti where required.
- Ensuring all tools and equipment are maintained in safe working order and used in accordance with manufacturers' instructions.
- Reporting any major maintenance issues that fall outside the scope of the role to the Maintenance Team or approved contractors.
- Travelling regularly to properties across regional cities, including overnight stays where required.
Essential Skills
- Full UK Driving Licence.
- Experience carrying out property inspections.
- Experience in general property maintenance and minor repairs.
- Painting and decorating experience.
- Good working knowledge of IT.
- Ability to work independently and take ownership of responsibilities.
- Excellent communication and customer service skills.
- Willingness to travel and stay overnight in regional cities when required.
Desirable Skills
- Good working knowledge of basic electrical maintenance.
- Basic plumbing and joinery experience.
- Experience in plastering (desirable but not essential).
- Experience working within student accommodation, residential, or commercial property environments.
