Rosedene Nursing Home is seeking a proactive and reliable Maintenance & Compliance Operative to join our dedicated team. This is a key role within our 45-bed specialist Mental Health Nursing Home, responsible for ensuring the home, grounds, equipment and facilities remain safe, well maintained and fully compliant with current Health & Safety legislation, statutory requirements and CQC standards.
Working closely with the Home Manager, Deputy CEO and external contractors, you will carry out planned preventative maintenance, respond to repair requests, support refurbishment projects and manage statutory compliance through our digital maintenance and compliance platform.

Key ResponsibilitiesMaintenance
- Carry out general repairs and maintenance throughout the nursing home.
- Complete basic plumbing, carpentry, decorating, painting and minor building repairs.
- Undertake minor electrical maintenance within your level of competence.
- Carry out planned preventative maintenance (PPM) schedules.
- Respond promptly to reactive maintenance requests.
- Support refurbishment and improvement projects throughout the home.
- Maintain the gardens, pathways and external grounds to a high standard.
- Carry out routine inspections of bedrooms, communal areas, bathrooms and service areas.
- Complete routine checks and minor repairs to furniture, fixtures, fittings and equipment.
- Report defects requiring specialist contractors and assist in arranging repairs.
Compliance
- Manage and maintain the home's digital maintenance and compliance platform, ensuring statutory inspections, servicing schedules and maintenance records remain accurate and inspection-ready.
- Complete and record daily, weekly, monthly and annual compliance checks.
- Support the home in maintaining compliance with CQC regulations and Health & Safety legislation.
- Monitor fire safety systems, emergency lighting, water temperature monitoring, environmental safety checks and building compliance.
- Maintain accurate records and evidence for internal audits and external inspections.
- Identify hazards promptly and take appropriate action to minimise risks.
- Ensure maintenance documentation is completed accurately and within required timescales.
Contractor Management
- Liaise with approved contractors and suppliers.
- Coordinate contractor visits and oversee works carried out on site.
- Ensure contractors comply with Health & Safety procedures, risk assessments and site induction requirements.
- Monitor the quality of completed works and report any concerns.
- Obtain quotations for maintenance works and materials when required.
- Support cost-effective maintenance solutions while maintaining high standards.
Health & Safety
- Promote a safe environment for residents, visitors and staff at all times.
- Ensure all maintenance work is carried out safely and in accordance with Health & Safety legislation.
- Maintain COSHH standards and ensure safe storage of maintenance materials and equipment.
- Complete risk assessments where appropriate.
- Carry out routine building and grounds inspections to identify hazards.
- Participate in emergency maintenance call-outs when required.
- Support infection prevention and control by maintaining a clean, safe and well-maintained environment.
Safeguarding
- Work respectfully within residents' personal living environments, always promoting dignity, privacy and independence.
- Understand and uphold safeguarding responsibilities, reporting any concerns in line with Rosedene's safeguarding procedures.
- Recognise that maintaining a safe physical environment plays an important role in protecting vulnerable adults.
Essential Skills & Experience
- Previous experience in building maintenance, facilities management or property maintenance.
- Good practical skills including plumbing, carpentry, decorating and general repairs.
- Good understanding of Health & Safety legislation and safe working practices.
- Experience using digital systems or maintenance management software.
- Ability to organise workloads, prioritise tasks and work independently.
- Excellent problem-solving skills with a proactive approach.
- Good communication and interpersonal skills.
- Ability to work flexibly within a busy nursing home environment.
- Full UK Driving Licence (desirable).
Desirable Skills & Qualifications
- Experience working within a nursing home, care home, hospital, school, hotel or other regulated environment.
- Knowledge of CQC standards and statutory compliance.
- PAT Testing qualification.
- Basic electrical qualification.
- Legionella Awareness Training.
- Fire Safety Training.
- Health & Safety qualification.
- First Aid qualification (desirable).
